Engineering review comments:
1. General
a. Across plat sheets, revise Lot 14 lot lines consistent with SUB202100183 Galaxie Farm Phase 1
plat (phase 1 plat image, below) [image removed with Rev. 1 comments]: (Rev. 1) Addressed.
b. SUB202100179 ROAD Plan phase 2 improvements must be built or bonded prior to
SUB202200076 phase 2 final subdivision plat approval. Note: Road plan and WPO plan
Amendment are approved. WPO plan is bonded. ROAD plan phase 1 improvements are bonded
(email, A. Kilmer, July 27, 2022 11:59 AM). (Rev. 1) Persists. Road plan phase 2 improvements
must be built or bonded prior to phase 2 final plat approval. Engineering recommends applicant
request bond estimate for phase 2 of ROAD plan at earliest convenience. (Rev. 2) Persists. Phase
II Road Plan bond amount calculated (1121/22); bond likely in process with Riverbend developer.
2. VI
a. Copy Notes 27 and 28 from Galaxie Farm Subdivision plat, phase 1 to phase 2 final subdivision
plat. Notes ref VDOT maintenance of drainage and allocate private v, public street maintenance.
(Rev. 1) Partially addressed. As follow-up: Slight text edits, notes 27, 28: Note 27: Revise to
read, "... the streets and other required improvements...' , Note 28: Revise to read, "... within the
drainage easements..." (Rev. 2) Addressed.
b. Delete Note 24 since replaced by phase 1 plat Note 28. (Rev. 1) Addressed.
3. V2: Provide instrument # for Phase 1 final subdivision plat once it is recorded. (Rev. 1) Persists. Phase 1
plat is with CAO and County Executive for signature /execution. Phase 1 final plat not yet recorded. (Rev.
2) Addressed.
4. V5
a. Sliver of (New) Galaxie Farm Lane north of lot 54 that tapers to a point north of Open Space A (at
Lot 51-52 shared lot line) is problematic. Maintenance may be declined by one or both of County
of Albemarle School Board or VDOT for portion that is Variable Private R/W on TMP 9 1 -11 or

that is public RW. VDOT may elect not to maintain public RW immediately north of Lot 54 /N
end Vera Rubin Place. Proposed Vat private Nat public RW is problematic from maintenance
and ownership standpoints. Dispute may give rise to pavement /facility maintenance issues or
neglect in the future. Entities (VDOT, County of Albemarle) may reject responsibility for
facilities they do not own. Please coordinate with VDOT

we would stop maintenance. The Plat should be revised so the disputed area is left as private r/w'
(email, August 19, 2022 2:25 PM). Given this, please revise plat per VDOT Maintenance Limit
(End State Maintenance). (Rev. 1) Persists /Not Addressed. (Rev. 2) Addressed.

extends onto Lot 34. (Rev. 1) Partially addressed. As follow-up: Provide bearing for 20.65' line
segment on Lot 34. (Rev. 2) Addressed.
b. Revise `Wall C' wall easement consistent with WPO202000037 Amendment #2 Sheet 9 if it
extends onto Lot 41. (Rev. 1) Partially addressed. As follow-up: Provide bearing for 21.69' line
segment on Lot 41. (Rev. 2) Addressed.
7. V13
a. Show /label `Wall F' wall easement at ELS on Lots 15 and 16. Provide Wall Maintenance
Agreement since wall spans lot lines, if not already submitted. (Rev. 1/22j Addressed. Request for
Wall Maintenance Agreement may persist, Engineering will check for correspondence /email.
b. Revise (or show/label) public storm drainage, SWM facility, and SWM access easements
consistent with Galaxie Farm Subdivision Phase 1 plat and WPO202000037 Amendment #2.
(Rev. 1) Partially addressed. Show /label 25' SWM access easement from Galaxie Farm Lane to
SWM (ELS) near back lot lines, Lot 15, 16. Label existing, and provide instrument # once phase
1 plat is recorded. [ Rev. 1 image removed with Rev. 2 comments.] (Rev. 2) Addressed.
c. Compare public storm drainage easements on V 13 with public storm drainage easements on Phase
1 plat, sheet V9. Revise V 13 consistent with V9 and WPO202000037 Amendment 42. (Rev. 1)
May persist. There appear to be differences in easements on Lot 15, 16, between phase 1 and
phase 2 plat. If phase 1 plat is correct, please revise phase 2 plat to match. (Rev. 2) Addressed.
d. Provide instrument # reference to public storm drainage easements established with Phase 1 plat.
(Rev. 1) Persists. Once phase 1 final plat is recorded, please provide instrument #. (Rev. 2)
Addressed.
e. Show /label public drainage easement at inlets of double line box culverts on Galaxie Farm Lane,
ref WPO202000037 Amendment 42, sheet 8, Via. (Rev. 1) Withdrawn. Double box
culverts do not appear with phase 2 plat. [Image removed with Rev. 2 comments.]
8. V 14: Revise 23' public storm drainage easement consistent with WPO202000037 Amendment #2 Sheet 9
if it extends onto Lot 34. (Rev. 1) Partially addressed. As follow-up: Provide bearing for 23.00' line
segment on Lot 34. (Rev. 2) Addressed.
