Dear Mr. Shoaf,
Please find attached pdfs of the revised plat, drainfield and reserve sketch, and the VDOT letter previously
provided. Responses to your comments are provided below:
1. (14-212 (C)] VDOT approval of entrances onto State Route 672 is required prior to final plat approval. Plat
has been forwarded to VDOT. Comments/approvals will be forwarded to the applicant upon receipt. Rev 1:

2. (14-212 (D)] Please add the following note to Sheet 1: "No lot shown on this family subdivision plat may
be sold or conveyed to a person other than an eligible member of the immediate family', as that term is
defined in Chapter 14 of the Albemarle County Code, for a period of four (4) years after the date of
recordation of this plat except as authorized by section 14-212 (A) of the Albemarle County Code. If any
lot created by the recordation of this plat is conveyed back to the grantor during the four (4) year period, it
shall be recombined with the parent lot within six (6) months after such conveyance." Rev 1: Comment
partially addressed. Please remove "17." from the second line of Note 16 and add a ':" to the end of the
final sentence.

3. [14-302 (A)], [14-303 (0)] On Sheet, in the "Owner's Approval" section, the owners' names are incorrect
under the signature lines. Please update to Bernard Wyant Jr. and Patsy Wyant Rev 1: Comment
addressed.

4. (14-302 (B)(1)] On Sheet 1, it appears that the orientation of the inset map and the direction of the north
arrow are incorrect. Can you confirm? Rev 1: Comment addressed.

5. (14-302 (B)(6)], [14-303 (A)] On Sheet 1, in the "Owner's Approval" section, the Parcel ID 04800-00-00-
02100 — 3775 Stony Point Road is referenced. Please correct this to PID 02600-00-00-032DO — 5468 VIA
Lane. Rev 1: Comment addressed.

6. f 14-302 (B)(7)] Please revise Note 7 to state, 'The subject property shown herein is located in the Doyles
River Water Supply Watershed. " Rev 1: Comment addressed.

8. [14-308 (1)] Ground water assessment information is required for final plat approval. Please see attached
Tier ll Groundwater Assessment Report. Rev 1: Comment addressed.

9. [14-309] Soils evaluations. Please submit the results of percolation tests or other methods of soil
evaluation used to determine the suitability of the soil for subsurface drainfields if conventional onsite
sewage systems are proposed to be used in the development of the subdivision. These results shall be
forwarded by the agent to the health director. Rev 1: Comment not addressed. The two files that were sent
were approved for TMP 26-32D 1. Please provide a soils report or applicable VDH approval for the 2,479
Gem 2.367-acre lot that is being proposed. If there are existing drainfields, please show on the plat and
ensure they are in the proposed parcel boundary.
The approximate location of the drainfield and the location of the reserve are shown on
the plat. The plat has been provided to the Soils Scientist for his report.
10. [14-310] Health director approval is required for individual private wells and/or onsite sewage systems.
Rev 1: Comment not addressed. The two files that were sent were approved for TMP 26-32D 1. Please
provide a soils report or applicable VDH approval for the '.^'� acre 2.367-acre lot that is being proposed.
If there are existing drainfields, please show on the plat and ensure they are in the proposed parcel
boundary.

17. [General Information] Please add what "SBL" represents to the legend. Rev 1: Comment addressed.

12. [14-312] Location of existing buildings. Please provide the location of all existing buildings, accessory

2022-11-03 with some outstanding comments that need to be addressed. Specifically, the two files you sent for the soils
report were insufficient since they were for a different TMP. Lastly, I added a 121h comment at the end of the page.
