Re: SUB202200172 TMP 26-32D Wyant Family Subdivision - Review Comments
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-212 (C)] VDOT approval of entrances onto State Route 672 is required prior to final plat approval.
Plat has been forwarded to VDOT. Comments/approvals will be forwarded to the applicant upon
receipt. Rev 1: Comment addressed
2. [14-212 (D)] Please add the following note to Sheet 1: "No lot shown on this family subdivision plat may
be sold or conveyed to a person other than an eligible 'member of the immediate family', as that term is
defined in Chapter 14 of the Albemarle County Code, for a period of four (4) years after the date of
recordation of this plat except as authorized by section 14-212 (A) of the Albemarle County Code. If any
lot created by the recordation of this plat is conveyed back to the grantor during the four (4) year period,
it shall be recombined with the parent lot within six (6) months after such conveyance." Rev 1: Comment
oartially addressed. Please remove "17." from the second line of Note 16 and add a':" to the end of the
final sentence. Rev 2: Comment addressed.
3. [14-302 (A)], [14-303 (0)] On Sheet, in the "Owner's Approval" section, the owners' names are incorrect
under the signature lines. Please update to Bernard Wyant, Jr. and Patsy Wyant. Rev 1: Comment
addressed.
4. [14-302 (B)(1)] On Sheet 1, it appears that the orientation of the inset map and the direction of the
north arrow are incorrect. Can you confirm? Rev 1: Comment addressed.
5. [14-302 (B)(6)], [14-303 (A)] On Sheet 1, in the "Owner's Approval" section, the Parcel ID 04800-00-00-
02100 - 3775 Stony Point Road is referenced. Please correct this to PID 02600-00-00-032DO - 5468 VIA
Lane. Rev 1: Comment addressed.
6. [14-302 (B)(7)] Please revise Note 7 to state, "The subject property shown herein is located in the
Doyles River Water Supply Watershed." Rev 1: Comment addressed.
7. [14-303 (F)] Please add a legend to identify what "IS" represents. Rev 1: Comment addressed.

8. [14-308 (1)] Groundwater assessment information is required for final plat approval. Please see
attached Tier II Groundwater Assessment Report. Rev 1: Comment addressed.
9. [14-309) Soils evaluations. Please submit the results of percolation tests or other methods of soil
evaluation used to determine the suitability of the soil for subsurface drainfields if conventional onsite
sewage systems are proposed to be used in the development of the subdivision. These results shall be
forwarded by the agent to the health director. Rev 1: Comment not addressed. The two files that were
sent were approved for TMP 26-32131. Please provide a soils report or applicable VDH approval for
the 2.479 acre lot that is being proposed. If there are existing drainfields, please show on the plat and
ensure they are in the proposed parcel boundary. Rev 2: Comment addressed. Noting that the
applicant revised the acreage total from a 2.479 acre lot to a 2.367 acre lot. The soils report has also
been forwarded to VDH. Comments/approvals will be sent to the applicant upon receipt by planning
staff.
10. [14-310] Health director approval is required for individual private wells and/or onsite sewage systems.
Rev 1: Comment not addressed. The two files that were sent were approved for TMP 26-32131. Please
provide a soils report or applicable VDH approval for the 2.479 acre lot that is being proposed. If there
are existing drainfields, please show on the plat and ensure they are in the proposed parcel boundary.

structures, and fences. All existing buildings and structures shall meet applicable setback requirements.

13, [14-302 (B)(1)] Please add a second date of last revision to reflect the most recent revisions.
