THIS DEED OF DISTRIBUTION, made this 12th day of March, 2021, by and between
RICHARD H. MILNOR and JOHN W. ZUNKA, TRUSTEES of the ACAS Land Trust, u/a dated
March 17, 1994, hereinafter referred to as Grantors, and ARTHUR A. WATSON, JR. and
RACHEL L. GALBRAITH hereinafter referred to as Grantees, whose address is:
WHEREAS, Grantors are the Trustees of the ACAS Land Trust, u/a dated March 17, 1994
("Land Trust") and Grantees are the beneficiaries of said Land Trust; and
WHEREAS, pursuant to the terms of the Land Trust, the Grantees, who are the original
beneficiaries of the Land Trust have directed the Grantors to distribute the property to Grantees; and
WHEREAS, this Deed is exempt from recordation tax pursuant to Section 58.1-811(K) of
the Code of Virginia, as amended; and
WITNESSETH:
THEREFORE, for no monetary consideration and in order to comply with the ACAS
Land Trust, u/a dated March 17, 1994, Grantors do hereby GRANT and CONVEY with

SPECIAL WARRANTY unto Grantees, husband and wife, as tenants by the entirety with full
rights of survivorship as at common law and not as tenants in common the following described
property: SEE ATTACHED SCHEDULE "A".
This conveyance is made expressly subject to the applicable easements, conditions,
restrictions and reservations contained in duly recorded deeds, plats, and other instruments
constituting constructive notice in the chain of title to the property hereby conveyed, which have not
expired by a limitation of time contained therein or have not otherwise become ineffective.

All that certain lot or parcel of land, with all improvements thereon and appurtenances
thereto pertaining, situated on State Route 671, in the White Hall Magisterial District of
Albemarle County, Virginia, shown and described as containing 19.50 acres, more or less, on a
plat of Wm. Morris Foster, dated August 25, 1977, and recorded in the Clerk's Office of the
Circuit Court of Albemarle County, Virginia in Deed Book 632, page 323 and further shown and
described as 19.51 acers, more or less, on a plat of Old Albemarle Surveying, LLC, dated
February 26, 2021, attached hereto and recorded herewith as part of this deed.
BEING the same property conveyed to Grantors by deed dated March 18, 1994 from
