Amato, Chairman Albemarle County Planning Commission Charlottesville, Virginia 22901 Re: Auburn Hill Farm Corporation, Application for Rezoning Dear Sir: The Auburn Hill Farm Corporation has requested approval for rezoning of 210 acres on both sides of Route #732, between Milton and Simeon in the Scottsville Magisterial District. The application seeks to amend the zoning ordinance so that the land in question will be taken out of the Agricultural District, A -1, and changed to the Residential, Limited, District, R -1, in order, as I understand it, to complete the sale of a 140 -lot subdivision each lot containing less than two acres, approved by the Planning Commission on April 1, 1968. As a landowner on the same road, and as a neighbor of Auburn Hill for the past 28 years, I am opposed to this requested rezoning, as it would run counter to the interests of the section of the County in which it is situated. It would adversely affect the value of my own land, a strictly farming property. As I understand it, the recent County Zoning Ordinance was arrived at after long deliberation. It does not seem prudent to start dismantling the good done by the Planning Commission and the Board of Supervisors and others by the kind of wasteful land usage proposed in the change of zoning requested by the Auburn Hill Farm Corporation. The 210 -acre parcel of land has been, is, and should remain a part of the agricultural community where it is situated. The zoning ordinance as it now stands with respect to the Agricultural Districts A -1 limits, but does not preclude all land construction. This is a rural area which should be developed with an eye to preservation of its natural resources, of its abundant game, and other rur &l characteristics, which should be respected. The Thomas Jefferson Memorial Foundation has recently made a great contribution toward preservation of this section through acquisition of Tufton, which abuts Auburn Hill. My own property, Colle, which is contiguous to Tufton on both sides of Route 732, and my property known as Simeon Farm, which Mr. Savory E. Amato, Chairman -2- June 3, 1968 is located at the end of Route 732, both will further the concept of the Agricultural District A -1. Other residents of the area are equally rural minded and are desirous of carrying out their agricultural pursuits, whether large or small, under the rural conditions as they exist now. Now, the new owners of Auburn Hill through a zoning change seek to capitalize on the restraint exercised by those of us who have sought to preserve the beauty and character of the country side over many years, and an approval of this rezoning application will mean encouragement for the random, scattering of residential, commercial or industrial uses in the Agricultural District contrary to the very intent of the ordinance. As a matter of possible interest to the Planning Commission, tt should be noted that a somewhat similar real estate subdivision was attempted at the Simeon end of Route 732, a short time ago, and failed. Fortunately, the land has been returned to an agricultural status with emphasis on wild life conservation. I, therefore, ask that the Commission disapprove the applica- tion of Auburn Hill Farm Corporation. I am authorized by several residents in the area to say that they concur in my request here made, and they are represented by counsel who will speak in their behalf this evening.
