RE: SDP-2013-00006, Peabody School—Major Site Plan Amendment
Thank you for your comments dated May 23, 2013 on the above-referenced project. The attached plans
reflect changes to address your comments as described below:
3. Special use permit conditions added to the cover sheet.
7. Landscaping shown in the area of the existing entrance to be removed. Note added about closure
and seeding to the demolition plan.
8. Additional screening provided at the edge of the multi-purpose building per conditions of the special
use permit.
1. Retaining wall updated. Wall shown takes into account the "lean" and is representative of the
overall footprint.
2. Sidewalk added per our meeting on Wed, 5/29/13.
3. Grading updated to protect critical slopes, no impact to the existing critical slopes will occur.
4. Tree protection fencing provided.
5. Landscaping provided around the new parking lot where adjacent to public streets.

Thank you for your comments dated March 7, 2013 on the above-referenced project. The attached plans
reflect changes to address your comments as described below:
1. Title has been revised to"Major Site Plan Amendment".
2. Zoning has been revised to state"PUD-Commercial".
3. Conditions of the special use permit have been added.
4. Setback information included.
5. Building heights have been provided.
6. Sidewalk dimensions have been labeled.
7. Existing entrance off of Southern Parkway has been shown on the demolition plan. This area will be
closed and replanted after construction.
8. Landscaping plan has been revised.
9. 3 wheelchair accessible parking spaces have been provided;one of these is van accessible.
10. Existing waterline and fire line information has been shown.

Thank you for your comments dated March 17, 2013 on the above-referenced project. The attached plans
reflect changes to address your comments as described below:
1. WPO plan has been submitted to Albemarle County for review.
2. Comment acknowledged.
3. Written documentation will be provided to Albemarle County for the undisturbed buffer.
4. SWM easement has been provided.
5. Note added to plan detailing a test dig. If storm pipe elevation is in conflict with any existing utility,a
redesign will be done at that time to accommodate the field conditions.
6. A 2'grass buffer has been added to the 16' parking spaces. The handicap spaces are 18' in length.
7. Drainage computations provided.
