Dear Ms. Yaniglos,
The comments dated May 2, 2013 have been addressed and revised Final Site Plans are transmitted herewith.
Responses to the comments follow:
Planning Services
1. Street Trees are now shown for Glen Valley Drive and Upland Drive; however, due to utility easements and storm
sewer systems, this site cannot comply with the Street Tree requirements. A waiver is hereby requested for the
street trees.
2. The shrubs provided are shorter than 2' and are therefore allowed within the sight distance.
3. Comment noted.
4. The required but not proposed landscaping was removed.
5. Utility easements were shown on the Landscape Plan but are now labeled on the Landscape Plan.
6. A lighting photometric plan and details are now in the Site Plan. Please see sheets 13 and 14.
7. Multiple requests to Old Trail Village for an updated Proposed Development Chart have been made to no avail.

Engineering
A. Application Information
1. Road plans, application, and fee are included in the resubmittal.

B. Title Information
1. Comment noted.
C. Proposed Plan View Information
1. Sidewalks are now proposed on both sides of Upland Drive and on the typical road section. Please see the
revised Final Site Plan and the Road Plan.
2. Sight distance easements are now shown and labeled on the plan. Please see Sheet 4.
3. All easements are now labeled on Sheet 8. Grading easements are shown and labeled on Sheets 6 and 7.
4. Street Name signs and Stop signs are now shown on the Road Plan.
5. Speed Limit signs are now shown on the Road Plan.
6. Through revisions to the buildings and site grading, most retaining walls were eliminated from the site. All
remaining retaining walls are segmental. Please see Sheet 4.
7. With the plan revisions, no pipes cross the proposed retaining walls.
8. Please see revised dumpster grading on Sheet 7.

9. Please see Road Alignment Tables on Sheet 2 of the Road Plan.
10. All parking and travels way areas are a minimum of 2.1' away from the back of retaining walls.
11. VDOT is ok with the separation between the road and parking spaces.
12. Please see the revised storm sewer layout. Additional inlets were added to limit parking lot runoff crossing the
crosswalks.
13. Drainage structure numbers were added to the Grading Plan. Please see Sheets 6 and 7.

D. Plan Detail Information
1. Please see Typical Road Sections on Sheet 1 of the Road Plan for the proposed traffic generation and Sheet
2 for the distribution summary.

3. Sheet 1 of the Road Plans was revised as requested.
4. Please see Sheet 10 of the Site Plan for Nyloplast or equal catch basin details.

E. Drainage Profiles
1. Drainage Profiles now have titles. Please see Sheet 10.
2. Drainage Profiles are now shown for all storm sewers.
3. Utility crossings are now shown on profiles.
4. The Storm Structure Table on Sheet 10 was revised to include pipe material and diameter. Please see Key
Notes regarding roof leader material and slope. Roof Leader sizing is shown on Sheet 8,
5. Please see Key Notes on Sheet 10.
6. ES-2's are proposed for all pipe outlets.
7. Please see Key Notes on Sheet 10 regarding Scour Protection.
F. Drainage Computations
1. Drainage calculations were revised to use the 6.5 in/hr intensity for sag inlets.
E911
The road names were changed as requested. The developer will contact E911 regarding the private road name
associated with the drive aisle for Buildings 3 through 6 and the Club House.
ARB
Comment noted.
VDOT
1. Road plans, application, and fee are included in the resubmittal.
2. The scale on Sheet 4 of the Site Plan has been revised.
3. The sight distance triangles were checked and revised as needed. The parking layout was revised and
easements added as appropriate.
4. All street trees inside the Right-of-Way are 30' from the end of intersection radii.
5. Revised calculations are included in the resubmittal.
