Regarding: SUB201300001 —Ashcroft West, Phase III — Final
Dear J.T.,
Attached please find eight (8) sets of revised sheets for Ashcroft West, Phase Ill Subdivision. These sheets
have been revised to reflect comments dated February 1, 2013 in accordance with the following:
Albemarle County Engineering Division:
1. It appears that lot lines for lot 153-155 and 175-176 have changed. The drainfield locations seem
to have been revised as well. VDH approval is required for these revisions. I recommend placing a
note on lot 176 to show a minimum 5' setback from the property line.
Drainfield Locations have been revised.
2. The waterline easement abutting lot 153 and 154 is not in between the property line. This appears
to be the result of changing the lot configuration. Please revise to show easement for both
properties.
Plat revised to address comment.
3. Please explain the 20' drainage easement on lot 153. It does not appear on the approved WPO
plans WPO200700082. We recommend showing a drainage easement across entire lot if it is
necessary. Section 14-431 states the following.An easement for all ... drainage control
improvements located on the property shall be established whenever the improvement is designed
and/or constructed beyond a street right-of-way or access easement, and shall extend from all
drainage outfalls to an adequate channel as defined in 4 VAC§50-30-10 that satisfies the minimum
standards in 4 VAC§50-30-40(19) to the boundary of the property.
Plat revised, drainage easement removed per Design Engineer.
Albemarle County Fire Rescue:
1. Verify that adequate fireflow is available. Required fireflow is 1000 gpm @ 20 psi.

1. [General Comment] Area Summary. On Sheet 1, please remove or specify the application
number under the "Lots" section for each respective phase. Please add "SUB200800084" under
"Lots per Phase I" and "SUB201100129" under"Lots per Phase II." Please also change the number
of lots for Phase III to 5 and show the number of lots remaining as 15.
Plat revised per comment.
2. [General Comment] Overview Map. On Sheet 1, please show Lots 165-168 on the overview
/ map. If recorded, please also note their deed book and page numbers. If sold, please note the names
of the current owners.
There is no record of these lots having been recorded.
3. [14-302(4) and (5)] Easements. On Sheet 2, please label the drainage easement on Lot 153 as
either"private" or"public." If"public," please label it as"dedicated to public use." Also, please
confirm if the private drainage easements along the southern boundary of Lot 178 and Lot 151 are
new or existing. If existing, please show their deed book and page numbers.

178 not shown as they do not affect new subject plat lots.
4. [14-302(11) and (15)] Identification of all owners and certain interest holders.
/On Sheet 2, please show the deed book and page numbers
for the lots recorded in Phase II (Lots 151-152 and Lots
177-178). Please also note the names of the current owners.

5. [General Comment] Page 6 of the submitted application states that some of the documents
necessary to meet the requirements listed under"Documents to be submitted with Final Plat" were
already been submitted with the Phase II final plat(SUB201100129) in 2011. Using these
documents,the following comments are offered:
6. [14-310] Health Director approval. Please either revise the proposed plat to show each drainfield
In the same location as the soils study prepared by Gooch Engineering (dated April 15, 2007) or
submit new soils work for the drainfield locations shown on the proposed lots.

7. [14-317] Private Street and Private Drainage Maintenance
Agreement. Please revise the existing maintenance agreement to reflect the addition of Lots
153-155 and Lots 176-177 and the new drainage for the County Attorney's office review.
