Campbell Subject: RE: Bundoran Farm plat question J.T.- While viewing the parcel in question on the GIS-Web's mapping interface,go to the Legend Tab to the right of the map window and expand Water Features. Check on Watersheds and click on the Refresh Map link at the top of the legend. You will notice that the parcel in question is partly(just barely) in the Upper Mechums River Water Supply Watershed (see attached map). By clicking on the Watersheds link within the legend,you can view the Watersheds metadata. It reads as follows(the 2"d paragraph should answer your question): Watersheds This layer is the master watershed file for Albemarle County. It contains the most recent and most accurate boundary delineations. Watersheds of various scale are named and numbered based on USGS hydrologic unit code (HUC) nomenclature. The watershed boundaries are derived from USGS, County, and historic local delineations and were refined using 3D, Y2000 10 foot contours. This layer serves as the basis for the administration of the County's Comprehensive Plan and ordinances related to land use and natural resources. Parcels are designated as being in whatever watershed the majority of the parcel is within, unless any part of the parcel is 1 within a water supply watershed. In tSe cases, the parcel will be designated as bet,.giin the water supply watershed regardless of how much of the parcel is within a non-water supply watershed. I hope this helps. Campbell Subject: FW: Bundoran Farm plat question Tex, I'm not sure you're the right person to ask this question, but here goes: I'm reviewing a plat involving 4 adjacent parcels and one of those parcels is showing up in GIS as having a completely different watershed and as being located in a water supply protection area (whereas the other three do not lie in a water supply protection area). Do you know if maybe we are just on the edge of the watersheds in this case or if there's a chance the data could be getting pulled incorrectly? I've highlighted the parcel in question on the map below. Do you know who would be the best person to contact about this question? Greg Harper maybe? Thanks, J.T. It just seems odd.Also the fact that this one lot is in a water supply protection area and the others are not. I think it is a mistake on the county site. (?) How do you want the owner's of the drainage easements shown, in the notes or on the plat at each easement? 2. Campbell Subject: RE: Bundoran Farm plat question Hi Greg, I've reviewed SUB201400010 "Bundoran Farm Lots A4,A5,A6,A14—BLA" and am providing the following comments: 1. 14-302(A)(4): Please note the name of the owner of record for the existing drainage easements. 2. 14-302(A)(10): On Sheet 1, under Development Rights, please revise the notes regarding Lots A4 and A6 to read: 4 "Lot A4 will have 1 DeveloprkPfit Right transferred from Lot AS and may l `urther divided and when further divided this right shall not comprise more than 2.8 acres." "Lot A6 will retain 1 Development Right and may be further divided and when further divided this right shall not comprise more than 2.6 acres." 3. 14-302(6)(7): On Sheet 1, please specify that Parcels 34, 35 and 43 lie in the North Fork Hardware River watershed and do not lie within a water supply protection area. A couple of months ago we met and discussed the possibilty of relocating a platted driveway easement at Bundoarn Farm. I have attached the approved plat for lots H8 and H8D. A condition of the plat approval was to allow only on stream crossing to access both lots. We would like to suggest and alternate driveway location outside the platted easement.
