submit four(4) print copies of the plan. One (1) copy is retained by the Planner for the file,two (2) copies are
passed on to Zoning, and one (1) copy is returned to the applicant. If the applicant wants additional copies,
please provide additional copies.

The applicant has addressed all ACSA comments. I have confirmed, based on proposed fixture counts,that the existing

RE: SDP201400017 Festive Fare—Minor Amendment
Dear Christopher;
Enclosed are two copies of the revised plans for this project. Additional copies will be submitted to
Building Inspections, Fire & Rescue, and ACSA. Engineering, E911, and VDOT did not have any
comments on the previous submittal. Below are responses to the comments in your letter dated March 31,
2014.
1. .5.2(b), 4.12.4(a)] Sheet C-001 lists 58 spaces provided; however, staff counts 62 spaces
provided throughout the plan. On the plan please assure the correct number of spaces is provided
on sheet C-001. The number of spaces shown on C-001 has been revised to 62.
Also e number of parking spaces in a parking area may not exceed the number of spaces
r ired by this section by more than twenty (20) percent. Which means the max amount of
parking for this site based on required parking spaces is truly 59 spaces total. Based on staff's
count of 62 spaces the site is over its maximum permitted by 3 spaces. However staff
acknowledges that the original 1986 site plan permitted the existing spaces and no changes to
parking are proposed. Thus on the site plan, sheet C-001 under the Parking Provided, please
provide the following note : "All existing spaces were previously approved through SDP86-39"
This note has been added to C-001.
2. [32.5 (b) and (n)] In 2002 the site had a Letter of Revision (LOR) approved to permit a loading
ck at the southeast side of the building. If the loading dock was installed and currently exists,
please depict, label, and dimension it on the site plan. The loading dock and note have been
added to C-101.
3. [Com t] The site plan was submitted as a Major Amendment; however, upon initial review of
the an it was deemed that the modifications subject of the amendment could be contained in a
lnor Site Plan Amendment. Thus a refund with the difference of the two application costs was
issued to the applicant. Throughout the plan assure all reference to "Major Site Plan amendment"
are revised to utilize "Minor Site Plan Amendment". All references have been revised to
Minor Site Plan Amendment.
4. Comment] There appears to be a typographical error in the name of the project. Specifically
Festive Fare. All references have been revised to Festive Fare.
5. [26.2]To assure what is being proposed is permitted by right in the LI zoning district,on sheet C-
001 under Proposed Use, please specify what will be stored in the proposed warehouse. What
will the warehouse be used for?By-right uses in the LI zoning district can be found in chapter 18

ction 26.2 in the Albemarle County Ordinance. A note describing the use has been added to
C-001.
6. [3 t)] Dam Break inundation zone. The entire property is located in a federal dam break
inundation zone. On sheet C-001 assure there is a note provided which stated this. A note has
been added to C-001.
7. [4.12.13(e)] Each site plan that depicts a commercial or industrial building of four thousand(4,
000) gross square feet or more shall provide a dumpster pad that does not impede any required
p ing or loading spaces, nor any pedestrian or vehicular circulation aisles. Is there already a
dumpster pad onsite, if so, please locate and label it on the plan. If there is not one currently
onsite, one shall be provided with this addition. The existing dumpster pad has been added to
C-101.
8. [32.6. ei5),32.6.2(i), 32.5.2(n),4.12, 4.12.16, 4.12.17] Existing and proposed improvements. On
plan provide dimensions for all Existing and Proposed improvements. To include dimensions
v.s for aisle widths and all other existing and proposed improvements onsite. Dimensions for
existing and proposed improvements have been added to C-201.
Al , please clarify; is the new warehouse to be connected to the existing warehouse? Or is the
ew warehouse a separate building with a 25' setback from the existing warehouse space? The
building connection has been added to C-201.
9. 2.5.2(j,k,l)] Verify that the location(s) of all existing utilities and utility easements including
water, sewer, drainage, telephone, cable, electric and gas are shown on the plan. If any, please
label with the Deed Book and Page reference. All known easements have been added to C-101
A 10 2.6.2(h)] Revise the signature panel to include ACSA and eliminate the Health Department.
The signature panel has been revised.
1 . 32.6.2(j)] Landscape Plan. Provide a landscape plan that complies with section 32.7.9. A
landscape plan h been added as C-202.

\/1 . Due to the increase in size, the entire building must be provided with a sprinkler system, or a 3-
01 hour rated fire barrier must be constructed between the new and existing portions of the building.
Indicate on the site plan which measure will be taken. The new building will have a 3-hour
rated fire barrier as shown on C-201.
Fire and Rescue-Robbie Gilmer
1. 503. 1.1 Buildings and facilities. Approved fire apparatus access roads shall be provided for every
/ facility, building or portion of a building hereafter constructed or moved into or within the
jurisdiction.The fire apparatus access road shall comply with the requirements of this section and
shall extend to within 150 f (45 720 mm) of all portions of the facility and all portions of the
� exterior walls of the first story of the building as measured by an approved route around the
\��41.0bro exterior of the building or facility. An emergency access has been added to the west side of
C the new building. This provides access to within 150' of all portions of the new and existing
buildings.
Exception: The fire code official is authorized to increase the dimension of 150 feet (45 720 mm)
where:
1. The building is equipped throughout with an approved automatic sprinkler system installed in
accordance with Section 903.3.1.1,903.3.1.2 or 903.3.1.3.
2. Fire apparatus access roads cannot be installed because of location on property, topography,
waterways, nonnegotiable grades or other similar conditions, and an approved alternative
means of fire protection is provided.
2. Fire Flow test required before final approval. Enclosed is a copy of the fire flow test results.
3. Knox Box required for new Ware house. Contact Albemarle County Fire Marshal Office during
construction to determine the location. A note has been added to C-201.
4. Fire Hydrant spacing shall be no less then 400 ft per travelway. Please show hydrant locations.
The fire hydrant locations are shown on C-101.
