drawings and supporting information for Verizon Wireless' proposed Personal Wireless Service
Facility attached with this letter. These plans have been revised to address the comments in your
review letter, dated April 9, 2014.

Verizon Wireless will address the Department of Community Development's site review
comments, dated April 9, 2014, and questions resulting from the site visit and balloon test below:

1. [Section 5.1.4(c)(4) & (5)J - Sheet C-4B Enlarged Grading Plan shows proposed grading
and the installation of.fencing within the drip line of an existing tree designated to
remain. A tree conservation plan prepared by a certified arborist verifying that the tree
could survive this impact is required for a building permit to be issued.
Prior to the issuance of a building permit, Verizon Wireless will provide a tree
conservation plan prepared by a certified arborist. Any necessary requirements and
recommendations from this plan will incorporated in the final site plan and construction
drawings.
2. [Section 5.1.40(f)] - On Sheet C-2 Tree Inventory, the existing tree directly east of the
fhcility does not have a tree inventory number. Revise the drawing to indicate the tree
inventory number.
Sheet C-2 has been revised with a label identifying this tree as Tree#60 from the inventory.
3. [Section 5.1.4(c)(7)J - This is not a condition of approval.for the proposal under review,
just a reminder.
This requirement is acknowledged as a requirement for future operations of this facility.
4. [Section 5.1.40(-I)(e)J—Sheet C-IA Area Map shows the parcels within a 2000'radius of
the site: however, the topo within that 2.000 radius is not shown. Revise the drawing to
include the topo, in contour intervals not exceeding ten (10)feet.
Sheet C-IA has been revised to show the topographic data as required.
5. [Section 5.1.40(d)(7)J On Sheet C-5 Civil Details, add a note to the sheet indicating
that the.fence will be painted Java Brown to match the monopole.
Sheet C-5 has been revised to indicate that the wood fence shall be stained to match the
Java Brown paint on the monopole, as the standard paint would not hold to treated wood .

6. Miscellaneous
a. On Sheet G-1 Cover Sheet, the zoning is mislabeled as A-1 (should be RA), the parcel is
mislabeled as TMP 50-42A (should be TMP 50-41A) and the acreage is listed as 96
(should be 61.86 acres). Revise the drawing to correct.
The site zoning abbreviation and tax map number have both been corrected in the project
summary on Sheet G-1.
b. Sheet C-5 Civil Details show a chain link fence detail hut chain link.fencing is not
proposed on the site plan. Remove the chain link fence detail if it is not to he used.
Sheet C-5 has been revised to correctly show the details for a wood screening fence.
Virginia Department of Transportation
Reviewer: Troy Austin, P.E, Area Land Use Engineer, Culpeper District.
1. The proposed entrance to Route 615 will is acceptable. The entrance la'ill need to he
improved to PE-1 standards. Prior to this work occurring, a Land Use Permit will need
to be obtained from this office.
Verizon Wireless will submit a VDOT Land Use Permit application at the time when the
building permit is being submitted for this project. Sheet C-4G has been added showing the
detail for standard private entrances (VDOT PE-1).
2. VDOT has no objection to this project provided that the entrance is improved as
indicated above.
Sheet C-4G has been added and the plans have been revised to show the required entrance
design.
Albemarle County Division of Engineering
Reviewer: Max Greene.
1. Plan appears to show land disturbance in excess of 10,000 square feet and will require
an Erosion and Sediment Control plan to be submitted and approved prior to.final site
plan approval.
An Erosion and Sediment Control (ESC) plan has been prepared as required. The E&SC
Plan consists of the plans and details provided on Sheets C-4A through C-4G and an E&SC
Narrative which describes the E&SC measures that will be provided, as detailed in the site
plan and construction documents. Two (2) copies the site plan and construction package
containing the E&SC plan and narrative are being submitted separately along with the
required application and fees.
