THIS SPECIAL COMMISSIONER'S DEED, made this 5th day of December, 2017, by
and between JONATHAN T. WREN, SPECIAL COMMISSIONER, Grantor, party of the
first part, GREENHOUSE ABATEMENT INDUSTRIES ASSOCIATION, LLC, Grantee,
whose address is 2450 Lost Hollow Path, Charlottesville, Virginia 22911, and ANDREW
SYDNOR COCKS, Respondent in the case referenced below, to be indexed as Grantor;
WITNESSETH:
WHEREAS, by Decree of Sale entered by the Circuit Court of Albemarle County,
Virginia, on November 7, 2017, in the case of County of Albemarle v. Andrew Sydnor Cocke, et
als., Case No. CL17-179, Jonathan T. Wren was appointed Special Commissioner for the
purpose of selling the real estate of the parties of the third part as further described herein; and
WHEREAS, the Special Commissioner entered into and executed bond, without
corporate surety, in the sum and penalty of SEVENTY-SIX THOUSAND ONE HUNDRED
DOLLARS ($76,100.00) for the faithful performance of his duties as Special Commissioner, as
required by the aforesaid decree; and
WHEREAS, he thereafter advertised the said real estate for sale at public auction on
Wednesday, November 29, 2017, in accordance with the aforesaid decree, at which auction the

real estate was sold, subject to the approval of the Court, to Phaedrus Acgtblu for the sum of
SIXTY-FIVE THOUSAND DOLLARS ($65,000.00) cash, that being the highest and last bid
therefor; and
WHEREAS, by Decree of Confirmation entered by the Court in the above -referenced
case on December 4, 2017, the offer of Phaedrus Acgtblu to purchase the real estate for SIXTY-
FIVE THOUSAND DOLLARS ($65,000.00) cash was accepted, approved, ratified, and
confirmed and the Special Commissioner was ordered, upon the receipt of the confirmed
purchase price, to convey the hereinafter described real estate to Phaedrus Acgtblu, or to
whomever said purchaser may direct, with Special Warranty of title; and
WHEREAS, the said Phaedrus Acgtblu has paid in cash the purchase price in the amount
of SIXTY-FIVE THOUSAND DOLLARS ($65,000.00) to the Special Commissioner and
directed the Special Commissioner to convey the property to Greenhouse Abatement Industries
Association, LLC.
NOW, THEREFORE, for and in consideration of the sum of SIXTY-FIVE THOUSAND
DOLLARS ($65,000.00) cash in hand paid, the receipt of which is hereby acknowledged,
Jonathan T. Wren, Special Commissioner in the case referenced above, does hereby GRANT,
BARGAIN, SELL, and CONVEY with SPECIAL WARRANTY OF TITLE unto
GREENHOUSE ABATEMENT INDUSTRIES ASSOCIATION, LLC, in gross and not by the
acre, the real estate described of record as:
All that certain lot or parcel of land, with the improvements
thereon and the appurtenances thereto belonging, situated in the

County of Albemarle, Virginia, more particularly shown and
described as Lot C-2 on a plat of survey by G. V. Kirk Hughes,
Land Surveyor, dated April 5, 1985, recorded in the Clerk's Office
of. the Circuit Court for said County in Deed Book 841, page 429.
This is the same property conveyed to Andrew Sydnor Cocke by
deed of Andrew Sydnor Cock and Courtney Anne Smith, dated
August 19, 2013, and recorded on August 30, 2013, in the
aforementioned Clerk's Office in Deed Book 4406, page 710.
The property hereby conveyed is subject to any and all easements, restrictions,
reservations and conditions contained in duly recorded deeds, plats and other instruments
constituting constructive notice in the chain of title to the above described property, or which
may be disclosed by a physical examination of the property, and which have not expired by a
time limitation contained therein or have not otherwise become ineffective, and to any lien
inchoate or otherwise, for real estate taxes or assessments, not yet due and payable.
