Attached is the revised BLA plat for Lot 49 and 50 at Kenridge. I have added the SP references to the property zoning. I have noted the EC and Airport Impact Overlay designations. I have noted both the AgForest and Drinking Supply designations. Property corner monumentation has been designated. I did not note bearing and distance ties to property boundaries beyond the lots we are re-dividing as our lots are the exterior boundary of the property being divided. I did add a note to give the distance to the nearest street intersection. I believe these revisions address everything you needed for plat approval. If so, please let me know and I will obtain the owners signature and get the plat back to you for county approval. 1 Thanks! The following changes (additions) would need to be done to the plat before it can be signed. Each comment is preceded by the applicable reference to the Albemarle County Code in blue. Sec. 14-302 Contents of preliminary plat (A) (4) Private easements.The location and dimensions of all existing and proposed private easements. Existing easements shall be labeled with the deed book and page number and the name of the owner of record. Revise the plat to indicate the name of the owner of record for all the easements shown. Sec. 14-302 Contents of preliminary plat. (B) (5) .Zoning classification. The zoning classification of the property, including all applicable zoning overlay districts, proffers, special use permits and variances. Revise the plat to include the required information above.The property is zoned CO (Commercial Office), is located in the (EC) Entrance Corridor and (AIA) Airport Impact overlay districts. The special use permit operates under SP200400052 (with proffers), SP200900006 and SP201200013. There are no variances. Sec. 14-302 Contents of preliminary plat. (H) The location and material of all permanent reference monuments. Monuments found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. Revise the plat to include the required information above. Sec. 14-303 Contents of final plat. (I). Bearing and distance ties. A definite bearing and distance tie between not less than two (2) permanent monuments on the exterior boundary of the property and further tie to existing street intersection where possible and reasonably convenient. Stanley Martin is trying to submit the building permits this week and I want to check on the status of the Boundary Adjustment application to confirm this won't hold up the Building Permits.
