CERTIFICATE OF PLAT
THIS CERTIFICATE made this 5th day of September, 2007, by CHARLES
Wm. HURT and SHIRLEY L. FISHER, as TRUSTEES for the POST OFFICE LAND
TRUST pursuant to a certain Land Trust Agreement dated October 27, 1997 ("Post
Office Trustees");
WITNESSETH:
Attached hereto is a plat prepared by Dominion Development Resources, LLC,
dated April 27, 2007, last revised August 21, 2007, entitled "Plat Showing Boundary
Adjustment and Easements For Tax Map 32, Parcels 41D, 41P, 41Q & 41R, Hollymead
Towncenter Block C7, C8 & C9, Rivanna District, Albemarle County, Virginia" (the
"Plat");
The Post Office Trustees are the record owners of those certain tracts or parcels of
land shown and designated on the Plat as "Block CT' (TMP 32-41Q), "Block C8" (TMP
32-41 P), "Block C9" (TMP 32-41R), and "TMP 32-4113", all as more particularly shown
on the Plat.
['he Post Office Trustees, as the record owners of the subject parcels, hereby
consent to the recordation of the attached Plat and the boundary line adjustments and
easements depicted thereon, including but not limited to the following: (1) non-exclusive
permanent drainage casements twenty (20) feet in width, each of which is shown and
described on the Plat as "New 20' Private Drainage Easement"; (2) a non-exclusive water

line casement twenty (20) feet in width shown and described on the Plat as "New 20'
Water Easement'; (3) the vacation and extinguishment of that portion of prior access
easement shown and described on the Plat as "30' Access Easement To Be Vacated"; and
(4) a non-exclusive new access easement shown and described on the Plat as "New 30'
Access Easement".
The Post Office Trustees reserve the right to subsequently effect the future
dedication to any applicable public utility or governmental body of the above -referenced
utility and drainage easements shown and described on the Plat.
The Post Office Trustees have previously recorded a Declaration dated
September 1, 2005, recorded in Deed Book 3085, Page 361, in the Clerk's Office of the
Circuit Court of Albemarle County, Virginia (as amended, the "Hollymead Area C
Declaration"), which provides for various rights and obligations concerning tracts or
parcels as more particularly described therein. The tracts or parcels shown and described
on the attached Plat are a portion of that property subject to the Hollymead Area C
Declaration.
The drainage easements shown and designated on the Plat as "New 20' Private
Drainage Easement" shall be deemed "Stormwater Management Easements" under
Article III of the Hollymead Area C Declaration, to be operated and maintained as set
forth in the Hollymead Area C Declaration.
The private accessways or roads shown and described on the attached Plat as "30'
Access Basement", "New 30' Access Easement", and "41' Access Easement" across
portions of Block C7, Block C8, and Block C9 shall be deemed private streets and access
roads and shall be separately and privately maintained solely by the respective owners of

Block C7, Block C8, and Block C9 on an equal (one-third each) pro rata basis (and not
by all owners of Parcels under the Hollymead Area C Declaration).
First Community Bank, N.A., as the lienholder under that certain Credit Line
Deed of Trust dated February 9, 2005, recorded in Deed Book 2918, Page 266, in said
Clerk's Office, and C. William Davis, as Trustee under said Deed of Trust, join herein to
evidence their consent to the recordation of the Plat and the matters set forth therein and
in this Certificate of Plat, and to subordinate the lien of said Deed of Trust to the
easements referenced therein.
This Certificate may be executed in one or more counterpart copies, each of
which, when executed and delivered, shall be an original, but all of which shall constitute
one and the same Certificate. Execution of this Certificate at different times and places
by the parties hereto shall not affect the validity thereof.

restrictive covenants running with the land and their appearance on this
plot is not intended to impose them as such.
