Please review and approve the plat if the changes are acceptable to you. Once you approve, we will update the deed to include the revised date and will forward you the deed for review. Please also note that the areas of the easements and R/W to be transferred are now noted in both acres and SF areas. This will be used to confirm the areas in the appraiser's offer letter, so that the owner can clearly see that the area in the plat and letters match since the letters use SF as the basis for compensation. I will need to review the plat once it is created.The deed of easement, which also requires ACSA review and approval,will define the easements that are being acquired as well as the easements that 2 are being vacated. Do you have a process or how ACSA wishes to handled. We'd prefer to hook the vacation to acceptance of the new line and avoid having to get multiple signatures on plats after the fact. Please advise,as we are trying to go talk with owners in the near future on these acquisitions. My understanding is we should show vacated easements on the plat in addition to any description in the deed (if any),especially since this is a ACSA easement. ACSA will need to review this plat again if we go this route. The water line will be relocated hence the old easement should be vacated and an easement provided over the new line only. I don't know for certain but it seems that the ACSA wouldn't have paid for the previous easement. So,would we need to pay for it now? I am too and I am supposedly"running" this job!! O So,once they were approved I thought that we needed to show the area of the old ACSA waterline easement and that it should be vacated. So,we've added that to the plat.Also,we've added all the easement areas in "SF" areas in addition to acreage since our appraisals were basing compensation on SF(just to make it immediately apparent to anyone reading the docs and to show there was no error in conversion). I did get an approval letter from Jeremy at the ACSA concerning approval of the construction plans. My guess is that Alex sort of combined the reviews for these two separate plats into one review in his mind and forgot to send a second memo with the official approval for SUB201300121...1 have a call in to him to verify.
