THIS CERTIFICATE OF REVISION PLAT AND BOUNDARY ADJUSTMENT
( "Certificate ") is made this I I 1 day of February, 2014 by CRAIG ENTERPRISES, INC., a
Virginia corporation, tla Craig Builders ( "Craig "), to be indexed as a Grantor and Grantee
WITNESSETH:
WHEREAS, Craig is the owner of Lots 45, 46, 47, 48, 49 and 50, Phase 1, Avinity
subdivision (individually, "Lot 45 ", "Lot 46 ", "Lot 47" , "Lot 48 ", "Lot 49" and "Lot 50" and
collectively "Lots 45 -50 ") in Albemarle County, Virginia, as shown on plat of Roudabush, Gale
& Associates, Inc., dated February 9, 2011, (the "Plat "), which plat is recorded in the Clerk's
Office of the Circuit Court of Albemarle County, Virginia (the "Clerk's Office ") with a
certificate of plat in Deed Book 4018, pages 509 through 511 M, inclusive; and
WHEREAS, Craig acquired title to Lots 45 -50 (together with appurtenant rights of
access) by deed dated April 29, 2013 from Avon Properties, LLC, a Virginia limited liability
company recorded in the Clerk's Office in Deed Book 4341, page 542; and
WHEREAS, by the attached and incorporated "Boundary Adjustment LOTS 45
THROUGH 50 AVINITY, PHASE 1 Scottsville Magisterial District Albemarle County,
Virginia" by Kirk Hughes & Associates, dated January 20, 2014, revised February 11, 2014 (the
"Revision Plat "), Craig desires to adjust the boundaries of Lots 45 -50 as shown on the Revision
Plat; and

NOW THEREFORE, this Certificate of Revision Plat and Boundary Adjustment with the
attached Revision Plat and the courses, distances and easements shown thereon are hereby
confirmed and submitted for record in the Office of the Clerk of the Circuit Court of Albemarle
County, Virginia by Craig.
1. Craig, as the owner of Lots 45 -50 shown on the Plat, does hereby and by the recordation
of the Revision Plat, adjust the boundaries of the Lots 45 -50, by:
(a) subtracting "Parcel A ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot
45 (Revised) to be a portion of Lot 46 (Revised) as shown on the Revision Plat; and
(b) adding "Parcel A ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot 45
(Revised) to be a portion of Lot 46 (Revised) and subtracting "Parcel B ", being 73
S.F. (0.002 acres), not as a separate parcel, from Lot 46 (Revised) to be a portion of
Lot 47 (Revised), all as shown on the Revision Plat; and
(c) adding "Parcel B ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot 46
(Revised) to be a portion of Lot 47 (Revised) and subtracting "Parcel C ", being 73
S.F. (0.002 acres), not as a separate parcel, from Lot 47 (Revised) to be a portion of
Lot 48 (Revised), all as shown on the Revision Plat; and
(d) adding "Parcel C ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot 47
(Revised) to be a portion of Lot 48 (Revised) and subtracting "Parcel D ", being 73
S.F. (0.002 acres), not as a separate parcel, from Lot 48 (Revised) to be a portion of
Lot 49 (Revised), all as shown on the Revision Plat; and
(e) adding "Parcel D ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot 48
(Revised) to be a portion of Lot 49 (Revised) and subtracting "Parcel E ", being 73

S.F. (0.002 acres), not as a separate parcel, from Lot 49 (Revised) to be a portion of
Lot 50 (Revised), all as shown on the Revision Plat; and
(f) adding "Parcel E ", being 73 S.F. (0.002 acres), not as a separate parcel, from Lot 49
(Revised) to be a portion of Lot 50 (Revised), all as shown on the Revision Plat_
2. As a result of the recordation of this Certificate and the Revision Plat, the newly revised
lots are as follows: Lot 45 (Revised) containing 2,043 S.F. (0.047 acres), Lot 46
(Revised) containing 1,615 S.F. (0.037 acres), Lot 47 (Revised) containing 1,615 S.F.
(0.037 acres), Lot 48 (Revised) containing 1,615 S.F. (0,037 acres), Lot 49 (Revised)
containing 1,615 S.F. (0.037 acres), and Lot 50 (Revised) containing 2,204 S.F. (0.051
acres), all in Phase 1, Avinity and all as shown on the Revision Plat.
3. The prior lot division lines between Lots 45 -50 as shown on the Plats are hereby
VACATED and all easements which are located with reference to such prior lot lines are
hereby RELOCATED to the new boundary lines, as shown on the Revision Plat.
