The permitted uses of the Property are provided in Section 24 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor and Steep Slopes Overlay Districts. • The properties surrounding the Property are zoned as follows: North: Public Road; South: HC; East: HC; West: HC. Surrounding zoning designations are identified on the Zoning Map, linked below. • The HC zoning permits, as a by -right use, the Property's current use for new and used motor vehicle sales and service. • There is no pending zoning map amendment, special use permit, conditional use, special exception, or variance request on the Property, nor has there been granted any conditional use, special exception, or other zoning relief of any kind. • The Property is subject to site plan SDP199900021, approved February 22, 1999, linked below. This plan was later amended by SDP201400025, approved December 12, 2005. To the best of our knowledge, the Property was developed in accordance with the approved site plan. • The Property is subject to special use permit SP199800019 for outdoor storage and display along an Entrance Corridor, linked below. • If the Property contains physical development approved with a site plan, then in the event of casualty, the Property may be rebuilt substantially in the same form upon satisfaction of all required building permits and site plans, as applicable. A review of our files found no current open zoning or building code violations applicable to the Property. • This office is not aware of any planned, threatened, or possible public improvements or roadway condemnations that would affect the subject Property.
