To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is within Albemarle County and is zoned Highway Commercial - HC. The
permitted uses of the Property are provided in Section 24 of Chapter 18 of the Albemarle
County Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor,
Airport Impact, and Steep Slopes Overlay Districts.
• The properties surrounding the Property are zoned as follows: North: HC; South: Public
Road; East: Public Road; West: HC. Surrounding Zoning designations are identified on
the Zoning Map, linked below.
• The HC zoning permits, as a by -right use, the Property's current use for new and used
motor vehicle sales and service.
• There is no pending zoning map amendment, special use permit, conditional use,
special exception, or variance request on the Property, nor has there been granted any
conditional use, special exception, variance, or other zoning relief of any kind.
• The Property is subject to site plan SDP200300067, approved April 21, 2004, linked
below. This plan was later amended by SDP200500045, approved December 12, 2005,
and SDP202100047, approved June 1, 2022. To the best of our knowledge, the Property
was developed in accordance with the approved site plan.
• The Property is subject to two special use permits, SP200200046 and SP200200065,
respectively for outdoor storage and display along an Entrance Corridor and a parking
structure, linked below.
• If the Property contains physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.
• A review of our files found one open zoning violation on the Property, ZVIO-2022-
00475, for display of vehicles in areas not permitted by the approved site plan or
conditions of the special use permit. The Property remains in violation until ZVIO-
2022-00475 is resolved.

• This office is not aware of any planned, threatened, or possible public improvements or
roadway condemnations that would affect the subject Property.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(Walbemarle.oro may be made. It will take longer to fulfill if the request is not
based in Virginia.
