To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is within Albemarle County and is zoned Highway Commercial - HC. The
permitted uses of the Property are provided in Section 24 of Chapter 18 of the Albemarle
County Code ("Zoning Ordinance"). The Property is subject to the Entrance Corridor
and Steep Slopes Overlay Districts.
• The properties surrounding the Property are zoned as follows: North: HC; South: HC;
East: HC; West: HC. Surrounding zoning designations are identified on the Zoning Map,
linked below.
• The HC zoning permits, as a by -right use, the Property's current use for new and used
motor vehicle sales and service.
• There is no pending zoning map amendment, special use permit, conditional use,
special exception, or variance request on the Property, nor has there been granted any
special use permit, conditional use, special exception, or other zoning relief of any kind.
• The Property is subject to various site plans and amendments. The current development
was built under SDP199400022, approved on September 15, 1994. The most recent site
plan amendment is SDP201700031, approved July 18, 2018. Any of the parcel's
approved site plans can be obtained from the department's Record Manager, whose
information is listed below. To the best of our knowledge, the Property was developed in
accordance with the approved site plan.
The Property is not currently subject to a special use permit for outdoor storage and
display. Modifications to increase the size of the existing display area would require a
special use permit per Sec. 30.6.3(a)(2).
• If the Property contains physical development approved with a site plan, then in the
event of casualty, the Property may be rebuilt substantially in the same form upon
satisfaction of all required building permits and site plans, as applicable.
• A review of our files found no current open zoning or building code violations
applicable to the Property.

• This office is not aware of any planned, threatened, or possible public improvements or
roadway condemnations that would affect the subject Property.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.oro may be made. It will take longer to fulfill if the request is not
based in Virginia.
