said lots fronting 50 feet each on the south side of Penn Park Road and running back 164 feet. The
subject property is known by present street numbering as 1201 Pen Park Road,Charlottesville VA
22901; and being the same property conveyed to Grantor by deed from William A.Pruett,Jr. dated
May 1,2014 and recorded in said Clerk's Office immediately prior hereto.

THIS DEED, made this 1st day of May 2014, by and between WILLIAM A. PRUETT,
Jr., hereinafter referred to as the Grantor, and SOUTHERN PROPERTY, LLC a Virginia
limited liability corporation, t/a Southern Development Homes, hereinafter referred to as the
Grantee,whose address is: 170 S.Pantops Drive,Charlottesville,VA 22911
WITNES SETH
That for and in consideration of the sum of TEN and 001100 DOLLARS ($10.00)and other
good and valuable consideration, cash paid in hand, the Grantor does hereby GRANT, BARGAIN,
SELL AND CONVEY with GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE
unto the said Grantee,in fee simple,the following described property:

thereunto belonging, being Lots Numbers 3, 4, 5, and 6 of Block B shown on the plat of
Oakhaven recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia
in Deed book 272, page 18, said lots fronting 50 feet each on the south side of Penn Park
Road and running back 164 feet. The subject property is known by present street number as
1201 Pen Park Road, Charlottesville, VA 22901; AND BEING the same property
conveyed to Grantor by deed from William A. Pruett & Josephine H. Pruett, husband and
wife,dated August 7, 1985,recorded August 16, 1985,in the aforementioned Clerk's Office
in Deed Book 848,page 323.
William A. Pruett and Josephine H. Pruett died August 18, 2004 and October 18, 2008,
respectfully and therefore the life estate is extinguished.
This conveyance is made subject to the easements, restrictions, conditions and reservations
contained in duly recorded deeds,plats and other instruments constituting constructive

notice in the chain of title to the property hereby conveyed which have not yet expired by
limitation of time contained therein or have not otherwise become ineffective.
