THIS DEED made this 19th day of September. 1973, by
and between MYRTLE M. GOOLSBY, widow, party of the first part,
and ERNEST LEE GOOLSBY and ATHALENE J. GOOLSBY, husband and

That for and in consideration of the sum of TWENTY
THOUSAND DOLLARS ($20,000.00) of which $10,000.00 is paid by
the conveyance by the parties of the second part to the party of
the first part, of certain real estate as is evidenced by a deed
• of conveyance of even date herewith to be recorded in the Clerk's
Office of the Circuit Court of Albemarle County, Virginia, and
the balance of $10,000.00 is evidenced by a deferred purchase .
money bond, payment of which is secured by a Vendor's Lien herein)
after specifically reserved, the party of the first part does
hereby GRANT, BARGAIN, SELL and CONVEY with GENERAL WARRANTY and
ENGLISH COVENANTS of Title unto Ernest Lee Goolsby and Athalene
J. Goolsby, husband and wife, as tenants by the entirety with
full rights of survivorship as at common law and not as tenants
in common, the following described real estate, namely: •
All that certain tract or parcel of land together with
improvements thereon containing 58.63 acres lying in the Samuel
• Miller Magisterial District of Albemarle County, Virginia, and
being shown on Albemarle.County Tax Map Sheet 70 as being Parcel
41. Said real estate is the residue of approximately 100 acres
which was conveyed to Robert M. Goolsby and Myrtle M. Goolsby
jointly with rights of survivorship by deed of Henry B. Goodloe,
Commissioner, bearing date June 1+, 1947, of record in said Clerk's;
Office in Deed Book 217 page 216. Upon the death of Robert M. '

in common, that certain parcel of land in the Samuel Miller District of
Albemarle County, Virginia, containing .77 acres near the Blue Ridge Farm on
Route 691 according to plat by T. W. Saunders dated May 23, 1963, recorded
herewith, being a portion of a larger tract of land which was conveyed to the
parties of the first part by deed from Henry B. Goodloe, Commissioner, dated
June 4, 1947, recorded in the Clerk's Office of the Circuit Court of Albemarle
County in D. B. 274, p. 216.
Reference is made to the above mentioned plat and dead for a
more detailed description of the property hereby conveyed.
The grantors covenant with the grantees that they have a right
to convey said land to the grantees; that they have done no act to encumber said
land; that the grantees shall have quiet possession of said land, free from all
encumbrances; and that they will execute such further assurances of said lands
as may be requisite.

my County and State aforesaid.
