The Planner for the Planning Services Division of the Albemarle County Department of Community Development
will recommend approval of the plan referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated based on further review.)
1. Provide on the cover sheet the application number assigned to this plan: SUB2022-00075.
2. Include on the cover sheet all parcels that are included in this plan, along with their respective owners and mailing
addresses.
3. Provide separate area calculations for that portion of the development that is zoned R-1 and those parcels that are
zoned RA. The R-1 zoned lots are subject to the ZMA; the RA zoned lots are not.
4. Revise the zoning note to state that the R-1 portion of the development is subject to ZMA2021-00004.
5. It appears that this development is proposed to be a cluster development. Identify this circumstance on the cover
sheet, and include any appropriate calculations. (The concept plan for the rezoning appears to have been approved
as a cluster development.)
6. Include a copy of the approved proffers within the plan.
7. Include all appropriate overlay districts in a note on the cover sheet - Entrance Corridor, Flood Hazard, Preserved
Steep Slopes, and Managed Steep Slopes.
8. Revise the note on the cover sheet about stream buffers. The Carroll Creek stream buffer is located on this property.
9. The sidewalks at Lots 1 and 80 need to be extended all the way to the existing right-of-way with Route 250.
10. Clearly provide street names on all proposed streets.
11. There does not appear to be right-of-way reserved for future dedication at the end of the cul-de-sac by lots 18 and
19, as is shown on the approved concept plan from ZMA2021-00004. Although this right-of-way reservation may
not affect the current design of the roads in the road plans, it will be required at the subdivision plat stage of review.
12. Advisory Comment: Additional comments may be provided after the submission and review of a subdivision
plat. Any comments regarding lots (size, dimensions, frontage, location, compliance with proffers, etc.) will be
provided with the review of a subdivision plat Approval of road plans affects only those areas located within
proposed right-of-way. Approval of a road plan does not guarantee approval of a subdivision plat.
