Always great discussing projects with you.
The two lot division with access to Dick Woods Road via an existing drive does not require any additional land disturbance and
any unanticipated land disturbance will be less than 10,000 square feet. No disturbance within the flood plain is proposed.

Engineering accepts that revised plat will show a proposed private street serving 2 lots subject to street standards listed at 14-
412.A.1. Engineering opinion is that the current /existing gravel accessway attains 2-lot private street minimum design
requirements.
Afterthe revised plat is resubmitted, please complete a floodplain development permit application and 'No rise' certificate,
and submit via digital submittal portal. Items will route to Intake personnel who will assign FDP file #. It will route to us; we
will review /approve it.
Please respond to this email and confirm that the proposed 2-lot division does not require /propose land disturbance, or that
any unanticipated land disturbance will be < 10,000 sf. Further, please confirm that no fill or grading are proposed within
FEMA mapped floodplain.
We will print that confirmation as .PDF and file with both SUB202200122 and FDP file # to be assigned. SUB202200122 (final
plat) approval requires 'No rise' in horizontal limits or increase in base flood elevation (BFE) of mapped floodplain. That is
what we anticipate.
Last, on the FDP Application and 'No Rise' Certificate, please make reference to Application SUB202200122, to link
development activity (final 2-lot subdivision plat — 2-lot pvt. street) and FDP.

I am attaching 2 alternative plat revisions to address the issue of the number of lots which have access to the driveway
serving Lots 1 and 2 for the Spring Hill Farm Subdivision project, which we will discuss at today's meeting.

The private street standard required is not just an engineering issue. I would prefer that we hold off on discussing that again until we
can all meet in person. The flood plain development permit and process can certainly be covered.
