SPECIAL WARRANTY DEED
This Deed is made as of September Z 2022, by and between INTELLIGENT PLATFORMS,
LLC, a Delaware limited liability company (formerly known as GE Intelligent Platforms, Inc., a Delaware
corporation), whose address is 8000 West Florissant Avenue, St. Louis, Missouri 63136, to be indexed as
Grantor; and EVERGREEN HOME BUILDERS. LLC, a Virginia limited liability company, whose address
is 1147 River Road, Ste. 4, Charlottesville, Virginia 22901, to be indexed as Grantee.
WITNESSETH:
That for and in consideration of the sum of Ten Dollars ($10.00), cash in hand paid, and other good
and valuable consideration, the receipt of which is hereby acknowledged, the Grantor does hereby grant and
convey, with Special Warranty, unto the Grantee in fee simple title, the property described on Schedule A
and located in Albemarle County, Virginia (the "Land"), together with the improvements of any nature
whatsoever situated on the Land (collectively, with the Land, the "Propert ').
This conveyance is executed and delivered subject to property taxes for the current year and subsequent

years, the payment of which Grantee assumes; covenants, conditions, limitations, restrictions, rights, rights of
way, encumbrances, encroachments, reservations, easements, agreements and other matters of fact or record;
present and future zoning, subdivision, building, land use, and environmental laws, ordinances, restrictions,
resolutions, orders and regulations and all present and future ordinances, laws, regulations and orders of all
federal, state, county, municipal or other governments, agencies, boards, bureaus, commissions, authorities and
bodies now or hereafter having or acquiring jurisdiction of the Property and the use and improvement thereof;
any state of facts or exception which an accurate survey or an inspection of the Property would show; and
special assessments now or hereafter becoming a lien (the "Permitted Exceptions").
Grantor will warrant specially the property hereby conveyed, subject to the Permitted Exceptions.

Tract 1
All that certain lot or parcel of land, together with all improvements thereon and appurtenances thereunto
pertaining, containing 10.25 acres, more or less, more particularly shown and described as parcels A (9.637
acres) and X (0.613 acre) on a plat of Gloeckner & Lincoln, Inc., CLS, dated March 28, 1980, revised May 6,
1980, captioned "Plat Showing Survey of Parcels A, X and Y, A Portion of Property Belonging to Woodbriar
Associates, Located on State Route 606, Near Piney Mountain, Albemarle County, Virginia", attached to a
certain deed from Woodbriar Associates, a New York limited partnership, to General Electric Company dated
May 12, 1980, recorded in the Clerk's Office of the Circuit Court of Albemarle County, in Deed Book 694,
page 250.
Tract 2:
All that certain tract or parcel of land situated on State Route 606, near Piney Mountain in the Rivanna
Magisterial District of Albemarle County, Virginia, containing four acres, more or less, and being shown and
described on plat of survey recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia
in Deed Book 338, page 228.
Tract 3
All that certain lot or parcel of land with improvements thereon and all appurtenances thereunto belonging,
situate in the Rivanna Magisterial District of Albemarle County, Virginia, on State Route 606, containing
2.000 acres, as shown and described on a plat of Kurt Gloeckner, dated November 18, 1977, captioned
"Subdivision Plat of 2.000 acres as a portion of property belonging to North Rivanna-Fourth Land Trust
located on State Route 606 Rivanna Magisterial District Albemarle County, Virginia," of record in the Clerk's
Office of the Circuit Court of Albemarle County, Virginia, in Deed Book 638, page 465.
AND BEING portions of the same property conveyed to GE Intelligent Platforms, Inc., a Delaware
corporation, by deed from GE Intelligent Platforms Manufacturing, Inc., a Virginia corporation f/k/a GE
Fanuc Intelligent Platforms Manufacturing, Inc. f/k/a GE Fanuc Automation Manufacturing, Inc., dated
December 21, 2012, recorded December 28, 2012, in the Clerk's Office of the Circuit Court of the County
of Albemarle, Virginia, in Deed Book 4281, page 241. By Affidavit as to Name Change and Conversion
dated January 31, 2019, recorded February 13, 2019, in the aforesaid Clerk's Office in Deed Book 5137,
page 59, GE Intelligent Platforms, Inc., a Delaware corporation, changed its name to Intelligent
Platforms, LLC, a Delaware limited liability company.
