Good Morning,
I wanted to follow up just to update you all on a couple things.
First, I do not believe we have received revised Sheets 3 and 4 of the plat to add to the signed physical copies we do
have. See email below.
Second, have you all posted bond yet for the road plan? David is going to confirm with Ana, but she is out. See attached
email. If the bond has not been received yet, the final plat is not ready for approval.

Thank you, Rob. Yes, as long as Engineering has no additional comments I am fine with just Sheets 3 and 4 being
submitted and inserted into the signed copies we have.
David, please review this resubmission and let us know if there are any outstanding Engineering comments other than
the submission of the public drainage deeds.

Hope all is going well.
Please find the Lochlyn Hill Phase IV revised plat attached hereto. New comment 17 primarily
affected only sheets 3 and 4 as we can re -run just those sheets and I can have Charis come down to
the County and insert those into the signed set if that works for you.

I received a physical submission of final plat application SUB202000131 Lochlyn Hills Final Plat, but all comments on the
plat have not yet been addressed. I have completed my planning review of this resubmission and my comments are
below. Please see the previous comments that are attached for reference. Engineering will still need to review this plat.

Planning Comments
1(d) - Rev 3(KM): [14-303(N)] Since the last submission of this application, the Subdivision
Ordinance has been revised. Private maintenance agreements are no longer required to be
provided for plat approval. Instead, please include the following statement pertaining to private
improvements: "Unless specifically denoted as public, the streets and other required
improvements in this subdivision are private in nature and will not be maintained by either the
Virginia Department of Transportation or any other public agency. The maintenance thereof is
the mutual obligation of the affected lot owners. Failure to maintain the improvements in
substantially the same condition as originally approved by the County may constitute a
violation of County ordinance(s)." Once this note has been added to the plat, these comments
will be addressed.
This comment has been addressed.
15 - REV 3 (KM). Staff agrees with Engineering comment #1 below. Please revise the subdivision plat or
the site plan so that lot numbers are consistent.
This comment has been addressed. Applicant has indicated the Final Site Plan will be revised to
match the plat.
16 - REV 3 (KM) [14-303(L)] New public drainage easements will require a deed of dedication to be
recorded with the plat. Once all revisions to the plat have been made, staff from the Engineering Division
will draft the deeds and transmit them to the applicant. When the plat is ready to be submitted to the
County for signature/approval, signed hard copies of the deeds will also need to be submitted so that the
County Executive and County Attorney can sign them. Please contact Engineering Division staff directly if
you have further questions.
Comment stands. Once all comments are addressed and final copies of the plat have been
submitted for signature, Engineering will draft drainage deeds that will need to accompany the
plat at the time of recordation. Please note that the plat will not be approved until these deeds are
received.
17 — New Comment
Please revise the labels that point to Parcel A to clarify that this parcel is "Hereby dedicated to the County
for Public Use"
Other than Planning and Engineering, all other review comments appear to have been addressed.
