Engineering Plan Review

Subject: Letter of Revision, Pool at Boar's Head Inn & Sports Club, SDP 2005- 00007,
Critical Slope Waiver Request
Date of Comment: 14 February 2005
The request for a waiver to develop on areas of critical slope for building construction was
received. These critical slopes are shown on the Critical Slope Waiver /exhibit for the Letter of
Revision dated January 7, 2005. The engineering department has reviewed this request.
Critical slopes make up approximately 0.759 acres or approximately sixteen (16) percent of the
4.806 -acres involved with this request. The plan shows approximately 2,250 square feet of the
33,100 square feet (6.7 %) of the critical slope being disturbed by the proposed construction. The
disturbance is in the form of grading and constructing a retaining wall to allow expansion of the
outdoor pool patio area. The critical slope is located in the proposed construction on TMP-
59D(2)- 01 -15.
Below, each of the concerns of Zoning Ordinance section 18 -4.2 is addressed:
1. "movement of soil and rock": The movement of soil and rock will be controlled
with approved erosion control measures within the standards of Virginia Erosion and
Sedimentation Control Regulations.
2. "excessive stormwater run- off ": Stormwater runoff will be controlled by the
drainage / stormwater management plan proposed for this site.
3. "siltation of natural and man -made bodies of water ": The siltation of natural and
man-made bodies of water will be controlled with approved erosion control measures
within the standards of Virginia Erosion and Sedimentation Control Regulations.
4. "loss of aesthetic resource": The critical slopes being disturbed are grass covered
manmade slopes from previous pool and patio construction. It appears no aesthetic
features will be lost due to the disturbance of critical slopes.
5. "septic effluent ": The site is serviced by a public sewer system. Septic effluent is
not an issue for this site.
This site does not drain into an existing stormwater basin owned by Albemarle County. Also, this
site is located in Zone X, outside the 100 -year flood plain area according to the preliminary
FEMA Map Number 51003C 0266D dated 23 December 2003.
Based on the above review, there are no engineering concerns that prohibit the disturbance of the
critical slopes. The engineering recommends approval to the critical slope waiver request.
