Thank you for your comments dated September 2, 2022 on the above referenced project. The following is a summary of how the
comments have been addressed:
Planning Comments:
1. The street network has been revised, extending the cul-de-sac and right of way to the property line. In addition,
temporary construction and grading easements have been added as well for the roadway extension in the future. The new
road network addresses the connection to TMP46-26, as required.
2. Attached is the narrative request for PC approval of the AIA impacts for the project.
3. This is acknowledged. In addition, the agreement between the owner and the Montgomery Ridge HOA has been provided
and is also attached to this resubmission.
4. The comment is acknowledged.
S. This comment is acknowledged. All necessary grading easements will be secured and part of the final subdivision plat or
easement plat for the project. A deed book and page will be provided for the 30' prescriptive r/w with the final
subdivision plat.
6. The comment is acknowledged.
7. The total areas of all the lots have been provided on sheet 3 in the chart, and shown on the cover sheet.
8. TMP 46D-A2 has been identified on the cover sheet as part of the project, but not part of the overall project acreage for
density purposes.
9. The mailing address and Montgomery Ridge HOA information was included on sheets 2 and 3, and is shown per the County
records. We will provide the County the contact information for the HOA member, as we are meeting with them next
Tuesday to go through the details of the plans with them and the adjacent property owners.
10. The revision date has been updated on the plans.
11. The note about the preserved slopes have been updated, as requested. There are still managed slopes on the property,
per the County GIS, so the note on the cover sheet still reflects this.
12. The labeling has been removed from Lot 14.
13. This comment is acknowledged.

15. This note will be added to the final subdivision plat, as requested.
16. The measurements along the frontage of the lots has been added to all the lots, showing them meeting the 80' frontage
requirement. The total SF has also been updated for each of the lots.
17. As discussed, this comment is removed.
18. As discussed, this is a requirement for the final subdivision plat and WPO.

Special Exception
1. The provided agreement between the Montgomery Ridge HOA and Heahmor LLC addresses this issue.
2. The roadway is 24' from face of curb to face of curb. The curb width is 0.5'. When you add 0.5' to each side of the
roadway, you come up with 40', per the request. The extra 1' is the width of the curb on each side of the roadway.
Engineering
1. All easements will be finalized with the subdivision plat.
2. The WPO will address the SWM for the project.
3. Access to the SWM will be addressed with the WPO.
