THIS DEED, made and entered into this 6th day of November,
1986, by and between JULIDS J. JASINSKI and LILLIAN E. JASINSKI,
husband and wife, parties of the first part, hereinafter referred to
as Grantors, and JAMES A. DAVIDSON and ARDITH S. DAVIDSON, husband

tirety with full rights of survivorship as at common law, and not as
tenants in common, all that certain tract or parcel of land located
near Boonesville in Albemarle County, Virginia, containing 14.75
acres, more or less, designated as Tax Map 7, Parcel 51A on the Tax
Maps for said County, fully described by a plat thereof dated June
29, 1984, made by R. O. Snow i R. W. Ray, Inc., C.L.S., of record in
the Clerk's Office of the Circuit Court for said County in D. B. 807,
page 700, and being the same property conveyed to the Grantors here-
in by dead of Nannie B. Davis, unmarried, dated June 27, 1984, of
record in said Clerk's Office in D. B. 807, page 698.
The property hereby conveyed is subject to the terns of a
road maintenance agreement dated August 19, 1974, of record in said
Clerk's Office in D. B. 560, page 157, and subject to any and all
easements, restrictions, reservations, and conditions contained in
duly recorded deeds, plats, and other instruments constituting con-

land egress over the 20-foot right of way shown on said plat, which

That for and in consideration of $15,000.00, cash
in hand paid, the receipt of which is hereby acknowledged, the
Grantor does hereby GRANT, BARGAIN AND SELL AND CONVEY with
GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantees
as tenants by the entirety with full rights of survivorship as at
common law, and not as tenants in common, all that certain tract

Davis by two deeds: (1) deed of Ida Davis, et al., dated June 4,
1949, of record in the Clerk's Office of tlx: Circuit Court for said County
in D. B. 284, page 39, and (2) deed of Charity W. Wood, et al.,
dated April 23, 1952, of record in said Clerk's Office in D. B.
301, page 31, LESS AND EXCEPT 1/2 acre conveyed by the Grantor
herein to Lee H. Vyborg, et al., by deed dated June 22, 1983,
of record in said Clerk's Office in D. B. 771, page 582.

Lewis E. Davis died testate, and by his will probated
in said Court and spread in will Book 58, page 356, he devised
his entire estate to his wife, Nannie Burruss Davis, the Grantor
herein, who is still unremarried.
The property hereby conveyed is subject to the terms of
a road maintenance agreement dated August 19, 1974, of record in
said Clerk's Office in D. B. 560, page 157, and subject to any
and all easements, restrictions, reservations, and conditions
contained in duly recorded deeds, plats, and other instruments
constituting constructive notice in the chain of title to the
above -described property, or which may be disclosed by a physical
examination of the property, and which have not expired by a time
limitation contained therein or have not otherwise become in-
effective.
Grantor conveys to Grantees, as an appurtenance to said
14.75 acres, a non-exclusive right of way or easement or ingress
and egress over the 20-foot right of way shown on said plat,
which affords access to State Route 810.

That for and in consideration of $1,000.00, cash in hand
paid, the receipt of which is hereby acknowledged, the Grantor
does hereby GRANT, BARGAIN, SELL and CONVEY with GENERAL WARAANTY

Circuit Court of Albemarle, County, Virginia, in Deed Book 301,
page 031. Lewis E. Davis died testate on November 26, 1981,
and by his will of record in said Clerk's Office in Will Book
058, page 356, gave all his property, real and personal, to
his wife, Nannie Burruss Davis, Grantor herein.
The above described property is conveyed subject to
all easements, reservations, restrictions, conditions, and

and other instruments constituting constructive notice in the
chain of title to the above described property which have not

That whereas the late Robert F. Davis died April 30, 1949, seined

County, Virginia, more particularly described hereinbelow; aad
WHEREAS, the said Robert F. Davis died intestate leaving the
;said Charity W. Wood, Robert 1:" Davis, Herbert P. Davis and Buelah B. Batten,
!Lewis E. Davis and Homer C. Davis as his sole surviving heirs at law and /
leaving also his widow Ida B. Davis who has since died; and
WHEREAS, the said Homer C. Davis has heretofore, by deed dated'
'June 4, 1949 and recorded in the Clerk's Office for the Circuit Court of Albe-
marle County, Virginia, In D. B. 284, p• 39, conveyed unto the said Lewis E.
'Davis all his right, title and interest in and to the land described hereinbelpw;
and
WHEREAS, the said Lewis E. Davis has agreed to purchase and the
.said parties of the first part have agreed to sell their respective interests
lin and to said lands at the price hereinafter set forth;
NOW, THEREFORE THIS DEED FURTHER WITNESSETH THAT for and
in consideration of the sum of $660.35 cash in hand paid by the party of the
'second part to the parties of the first part, receipt of which is hereby acknoF-
ledged, the said parties of the first part hereby GRANT, BARGAIN, SELL and
'CONVEY with GENERAL WARRANTY OF TITLE unto the said Lewis E. Davis all their
respective Interests in and to the following real estate in Albemarle County,
Virginia:
1. All that certain tract of land containing 9 A 118/160th
acres, more or less, situated near Boonesville, that was conveyed to Robert F.,
Davis and Ida B. Davis by deed of Ira L. Davis and wife, dated February 24,
1906 and recorded in said Clerk's Office in D. B. 133, p• 163•
2. All that certain tract of land containing 15 acres, more
or less, located at Boonesville, which was conveyed to Robert F. Davis and Ida
B. Davis by deed of R. I. Davis, dated April 9, 1932, and recorded in said
Clerk's Office in D. B. 216, p. 39. "
Reference is here made to said deeds referred to herein for
a more particular description of the lands hereby conveyed.
The parties of the first part hereby covenant that they are
seised and possessed of the interests In land hereby conveyed in fee simple
and have a perfect right to convey the same; that they have done no act to
O encumber the same; that the party of the second part shall have quiet possession
of said interests, free from encumbrances; and that they, the said parties of
the first part, will execute such further assurances of said interests as
may be requisite.
