ERICKSON and SARAH H. ERICKSON husband and wife, hereinafter the Grantors, and,
PETER KARDOK and KATHERINE KARDOK, husband and wife, hereinafter referred to as
the Grantees, whose address is: 2829 Timber Neck Trail Virginia Beach, Virginia 23452
provides:
WITNESSETH:
That for and in consideration of the sum of TWO HUNDRED FIFTEEN THOUSAND
and 001100 DOLLARS ($2I5,000.00) cash in hand paid, the receipt of which is hereby
acknowledged, the Grantors do hereby GRANT, BARGAIN, SELL and CONVEY with
GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto the Gnmtees, as
tenants by the entirety with full rights of survivorship as at Common Law, and not as tenants in
common, the following described property:
All that certain tract or parcel of land located near Boonesville in Albemarle County, Virginia,
containing 14.75 acres, more or less, designated as Tax Map 7, Parcel 51 A on the Tax Mans is
said County, fully described by a plat thereof dated June 29, 1984, made by R. O. Snow & R. W.
zav, me., C.L.S., of record in the Clerks Office of the Circuit Court for said County in Deed
Book 807, Page 700. TOGETHER WITH an appurtenant, non-exclusive easement for ingress
and caress over the 20-foot right of way shown on said plat, which affords access to State Route
810.
Being the same property conveyed to Michael D. Erickson, and Sarah H. Erickson, husband and
wife, by deed from James A. Davidson and Ardith E. Davidson, husband and wife, dated June 1,
2004 and recorded on June 25, 2004, in the Clerk's Office of the Circuit Court of Albemarle
County, Virginia in Deed Book 2783, Page 749.

This conveyance is made expressly subject to the easements, conditions, restrictions and
reservations contained in duly recorded deeds, plats and other instruments constituting
constructive notice in the chain of title to the property hereby conveyed, which have not expired
by a limitation of time contained therein or have not otherwise become ineffective.
