LOCATION: Two parcels to the east of Gold Eagle Drive, approximately 1,000 linear feet north of the intersection between
Gold Eagle Drive and Route 29.
PROPOSAL: Request for approval of an initial site plan to construct a health spa use that will include a pool and a gym.
Other site improvements include parking, landscaping, and utilities.
ZONING: HC Highway Commercial - commercial and service; residential by special use permit (15 units/ acre)
PROFFERS: No
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: AIA - Airport Impact Area; EC - Entrance Corridor; Steep Slopes - Managed
POTENTIALLY IN MONTICELLO VIEWSHED: No
COMPREHENSIVE PLAN: Regional Mixed Use - residential (up to 34 units/acre), regional serving retail, service and office
uses, non -industrial employment centers; Parks and Green Systems - parks, playgrounds, play fields, greenways, trails,
paths, recreational facilities and equipment, plazas, outdoor sitting areas, natural areas, preservation of stream buffers,
floodplains and steep slopes adjacent to rivers and streams in Neighborhood 5 in the Southern & Western Neighborhoods
Master Plan.
The purpose of this notice is to inform you about the proposed project, its location, and how you can access a copy of the
proposed plan and other project information including comments from staff reviewers.
Please contact the lead reviewer at blangille@albemarle.org for an online link through which you can view the plans,
reviewer comments, and provide feedback. The reviewer comments related to the proposal will be available to view on
February 2, 2023. Action on the proposed plan must be taken by February 17, 2023.
These projects are "by -right", which means that if the proposed plans meet the minimum requirements of the County's
zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public comment, we
encourage you to reach out to the lead reviewer to express any concerns or questions you may have regarding the
application.
