Provide Tier 3 Groundwater Assessment [ ref. 17-1003] prior to approval of Initial Site Plan. 2. General (for FSP approval)7 a. Approved WPO required for FSP approval. b. WPO plan approval requires: i. Recorded SWM facility Maintenance Agreement. ii. Recorded SWM facility /public drainage easement, with deeds. iii. Note: Sheet 4 shows offsite SWM facility (biofrlter /IMP 75-56). iv. Owner, TMP 75-56, THE PINES GROUP LLC, will need to be signatory to SWM maintenance agreement/public drainage /SWM deed/easement, and WPO plan bond, since SWM is proposed on this parcel. v. Recorded temp grading /access easement, TMP 75-56, to construct /grade SWM. 3. Sheet 2: Coordinate with ACF&R /VDOT /Planning on required improvements, especially roadway width, to existing Gold Eagle Drive, existing 60' public RW. 4. Provide section for pavement widening of existing Gold Eagle Drive. 5. Provide Aabel `No Parking' signs along Gold Eagle Drive if EP-EP paved width =20'. 6. Coordinate improvements to Gold Eagle Drive (pavement width, as example) with VDOT /ACF&R. Since Gold Eagle Drive is 60' public RW, VDOT may partner /schedule mill -pave of existing R/W to coincide with pavement widening, widening appears to be required from entrance to TMP 75-55D to TMP 75-55. 7. Please coordinate drain field approval with VDH /relevant local authority. (VDH may have jurisdiction). 8. Sheet 3 a. Label sidewalk width, 5' Min. required. b. Sheet 1 note indicates no retaining walls with this development, sheet 3 appears to incl. retaining wall linework. Please revise note, if necessary, and provide TWBW elevations with FSP. Thank you.
