1. PROJECT DESCRIPTION:
THE SUBJECT SITE IS LOCATED IN ALBEMARLE COUNTY, VIRGINIA. THE TOTAL AREA OF THE SITE IS 1.67 ACRES, THE SITE IS LOCATED IN THE SOUTHERN QUADRANT OF THE INTERSECTION OF ABBEY ROAD AND
ROLK(N ROAD. THE PURPOSE OF THIS PROJECT 15 TO CONSTRUCT A SINGLE STORY STRIP OF RETAIL SPACE AND RESTAURANTS. SITE CONSTRUCTION WILL ENTAIL GRADING, INSTALLING CURB AND GUTTER;
ASPHALT PAVING; LIGHTING; LANDSCAPING; UNDERGROUND UTILITIES SUCH AS PUBLIC WATER AND SANITARY SEWER,- AND STORMSEWER FACILITIES. THE PROJECT IS ANTICIPATED TO TAKE TWELVE (12)
MONTHS (APPROXIMATEI,.Y FROM APRIL 2014 -TO APRIL 2015) AND WILL DISTURB APPROXIMATELY 1.34 ACRES.
11. EXISTING SITE CONDITIONS:
THE EXISTING SITE 13 CURRENTLY A GRASSED LOT; 100% COVERED WITH GRASS. APPROXIMATELY 20% OF THE SITE CONSISTS OF CRITICAL SLOPES ABOVE 25%. THE SLOPE OF THE TOPOGRAPHY VARIES FROM
2% -TO 40%, -TOWARDS THE HICKMAN ROAD CUL-DE-SAC. THE EXISTING RUN-OFF DRAINS -To STORM DRAIN INLETS WITHIN THE HICKMAN ROAD CUL-DE-SAC. WITH THE DEVELOPMENT OF THIS PAD, THE
PROPOSED IMPROVEMENTS WILL DRAIN TO PROPOSED STORM INLETS WITHIN THE SITE. THE PROPOSED STORM INLETS WILL CONNECT TO THE EXISTING STORM DRAIN SYSTEM SOUTH OF THE SITE. THE
ONLY ON -SITE ENVIRONMENTALLY SENSITIVE AREAS ARE AREAS WITH MAN-MADE CRITICAL SLOPES.
