Design Focused Engineering January 4, 2023 Justin Weiler Albemarle County Service Authority 168 Spotnap Road Charlottesville, VA 22911 RE: Response Letter #2 for SDP2020-48 — Regents School — Major Site Plan Amendment Dear Justin, Thank you for your review of the major site plan amendment for Regents School. This letter contains responses to ACSA comments dated October 10, 2022. Our responses are as follows: 1. RWSA will need to approve the amended plans. Please provide a copy of the RWSA approval. RESPONSE: Because the plan has generally remained the same, RWSA provided one general comment to show the future RWSA waterline easement through the property. We will provide RWSA approval once received. 2. At the western end of the waterline, revise the easement around the waterline so that is centered on the waterline. RESPONSE: Comment received. Easement linework is shown centered on the waterline in all locations. 3. Revise the location of the proposed water meter so that it is near the western fire hydrant to minimize the length of waterline that will not have demand. Previous comments regarding the location of the meter are still applicable. RESPONSE: Comment received. The water meter location has been adjusted. 4. Near Stations 13+50 and 14+00, revise the plans to match the waterline that has already been installed in the field. My understanding is there are two 45-degree bends inside the ROW to turn the waterline south and then one 45-degree bend near the proposed trail to turn the waterline to the southwest. Revise the ACSA easement in this area so that it is 20' wide and centered on the waterline. RESPONSE: Per our site contractor, the locate ticket was requested, but this was not marked by ACSA as it is not typical for ACSA to mark utility locations prior to completion. ACSA inspected and located the waterline as it was installed; we believe this is an as -built issue and can be addressed with final utility as -built, which is required prior to setting a water meter. 5. On the landscaping plan, remove all proposed trees and shrubs from the ACSA easement. There are trees and shrubs proposed inside the easement near both onsite fire ' irants. RESPONSE: Comment received. Please see the revised landscape plan.
