ALBEMARLE 6ENERAL CONSTRUCTION NOTES FOR SITE PLANS
I. Prior to any constructian within any existing public rrght -of -way,
including connection to any existing road, a permit shall be obtained from the Virginia
Department of Transportation (\/DOT). This plan as drawn may not accurately reflect the
requirements of the permit. Where any discrepancies occur the requirements of the permit
shall govern.
2. All materials and construction methods shall conform to current specifications and standards
of VDOT unless otherwise noted.
3. Erosion and siltation control measures shall be provided in accordance with the approved
erosion control plan and shall be Installed prior to any clearing, grading or other
construction.
4. All slopes and disturbed areas are to be fertilized, seeded and mulched.

6ENERAL UTILITY NOTES

Authority to secure acceptance of all utilities.

GENERAL NOTES
I. Areas on which fill is to be placed shall be cleared, grubbed, and stripped of topsoil.
Soil materials shall be free of debris, roots, wood scrap material, vegetation, refuse, soft
unsound particles and frozen deleterious or objectionable materials. The maximum
particle diameter shall be one• half the lift thickness. Maximum particle diameter shall be
one -half the lift thickness. Common fill material shall be unclassified soil material with the
characteristics required to compact to the soil density specified for the Intended locatton.

On November 3, 2010, the Albemarle County Board of Supervisors took action on SP #200800056 to
allow use of ore than 4

Map 558, Parcel 1 in the White Hall District. This special use permit was approved based on the
following conditions:
1. The applicant shall install and maintain a meter on the well head to monitor water consumption.
Prior to installation the model of the me ter shall be subject to approval by the Zoning

Administrator in conjunction with the County Engineer. Results of daily water consumption shall
be made available within forty -eight (48) hours of a requestfrom the Zoning Administrator;
2. Water consumption from all wells on site shall not exceed one thousand six hundred twenty -five
(1,625) gallons per day in the aggregate;
3. The applicant shall install and maintain a tamper - proof, flow restriction device limiting water flow
to not more than one thousand six hundred twenty -five (1,625) gallons per day. Prior to
installation, the model of the flow restriction device shall be subject to approval by the Zoning
Administrator in conjunction with the County Engineer;
4. The total building footprint square footage shall not exceed three thousand (3,000) square feet;
5. The hours of business operation shall not exceed sixteen (16) hours per day;
6. There shall be not more than seven (7) pump stations and twelve (12) nozzle dispensers, with not
more than eight (8) nozzles for four (4) pump stations for gasoline (or equivalent fuel), with not
more than two (2) nozzles for one (1) pump station for diesel fuel (or equivalent fuel), with not

• approval of and compliance with a SITE PLAN amendment; and
• approval of a ZONING COMPLIANCE CLEARANCE.

In the event that the use, structure or activity for which this special use permit Is issued is not commenced
within twenty -four (24) months from the date of Board approval, it shall be deemed abandoned and the
permit terminated. The term "commenced" means "construction of any structure necessary to the use of
the permit."

a. A Dole flow control valve is a non g
adjustable flow regulator which will

make the flow of water the well gallon per minute (1,440 gallons

per day). These valves are typically used to prevent a low water yielding
well from excessive water withdrawal. Dole flow control valves are
guaranteed to operate within 15% of the stated flow rate. The flow rate
varies due to manufacturing tolerances and water temperature. 'I'he
maximum amount of water permitted through "by right" is 1,624 gallons
P er day or 1.13 gallons per minute. Since the guaranteed operation range
of the flow control valve has a slight chance of falling outside the
permitted amount at the extreme high end tolerance, after the installation
we will test the actual flow rate from the well through the flow control
valve and certify this rate to the Owner and Albemarle County. If the
installed Dole flow control valve exceeds 1.13 gallons per minute, then a
new Dole flow control valve will be installed, tested, and certified. This
will be done until a Dole f low control valve is found which allows less
than the "by right" amount of water usage. The flow control valve will be
installed adjacent to the well.
2. Install a Tamper Proof Water Meter
a. A tamper proof meter -will be the same model as used by local utility
companies to record water us �
a for billing purposes. These meters have
additional security to keep customers from tampering i
h the meter and
altering the water use recorded. The meter will allow the actual water
used from tine well to be recorded and monitored to assure that Restore N
Station is using less than 1,624 gallons per day. The tamper proof meter
can be installed in a meter box after the flow control valve.
NELL MONITOR - FACE I
With these two safeguards in place the water available for use from the well by Restore N
Station will be less than 1,624 gallons per day and the actual water use from the well can
be monitored.
Our recommended solution for controlling and monitoring the maximum well water use
is practical and technologically simple. The parts will cost $266.28.

Construction: Sensus SR 11 Water Meters consist TV

LANDSCAPE PLANTING NOTES
i. The planting layout Shall be consistent with the layout shown.
2. Planting shall be limited to the period between September IS to
November 15, or March 15 to MaI� 30. Landscaping shall be seeded and
planted during the first period following completi -on of site development.
3. The landscape plantings shall follow the planting schedule.
4. The contractor shall warrant that a minimum Of 100515 of all IantingS Shall
survive for a period of one year following planting completion.
5. The contractor shall furnish nursery grown plants conforming to ANSI 260.1,
with healthy root systems developed by transplanting or root pruning. Trees
and shrubs shall be well shaped, fulit branched, healthy, vigorous stock free
from disease, insects, larvae, and defects such as knots, sun scald, Injuries,
abrasions and disfigurements.
6. Nursery stock shall come from a local nursery or be adapted to local
growing conditions and be guaranteed by the nursery as such.
7. The contractor shall clean the topsoil of roots, sods, stones, clay lumps,
and other extraneous materials harmful to plant growth.
8. Proposed Slopes steeper than 3:1 must have low maintenance (not grass)
ground cover.
