Please find our responses to the comments below in bold lettering. Review Comments: 1. [32.5.2 (s)] Please add the application number, SDP202200042, to the project title on Sheet C0.0. State that this is a minor site plan amendment to SDP201600006 in the title. The application number "SDP202200042" has been added to the cover sheet, C0.0. It has been stated in the title of the cover sheet that this is a minor site plan amendment to SDP201600006, see sheet C0.0. 2. [General Comment] Add a date of revision. Date of revision has been added. 3. [32.5.2 (j)(k)(1), 32.6.2(g)] Show all existing and any proposed easements. Any new easements required for water, sewer, drainage facilities, or any proposed utilities will need to be reviewed, approved, and recorded prior to final site plan approval. Please submit an easement plat application the County for review. The final site plan will need to be updated so that all easements are shown and labeled identifying easement type, whether it's public or private, a width dimension, and the recorded instrument with deed book and page number. Acknowledged. Plat to follow in the coming weeks. ENGINEERING I DESIGN I TECHNOLOGY a. Submit anew easement plat to remove the existing easements that are intended to be vacated. Acknowledged. Plat to follow in the coming weeks. b. Submit an easement plat for the private access easement. Acknowledged. Plat to follow in the coming weeks. c. Include the note on the easement plat: Statement pertaining to private improvements. If the subdivision will contain one or more private improvements, as defined in section 14-106, the following statement: "Unless specifically denoted as public, the streets and other required improvements in this subdivision are private in nature and will not be maintained by either the Virginia Department of Transportation or any other public agency. The maintenance thereof is the mutual obligation of the affected lot owners. Failure to maintain the improvements in substantially the same condition as originally approved by the County may constitute a violation of County ordinance(s)." Acknowledged. Plat to follow in the coming weeks. d. One combined easement plat will suffice showing all changes. Acknowledged. Plat to follow in the coming weeks. 4. [32.7.9.5] Provide a landscaping plan that shows any proposed landscaping changes. There are street trees located along Golf Drive that were required with SDP201600006 that are being removed on the minor amendment. These trees must be replaced to comply with Section 32.7.9.5 (a). As a reminder, one street tree is required for every 50' of road ROW. A planting plan has been provided for all proposed landscaping changes, see sheet L1.0. Each street tree being removed (11) on this minor amendment that was required with SDP20160006 has been replaced in the green areas within a private landscape easement (HOA). Additional Reviewer Comments: Albemarle County Engineering Services — John Anderson, janderson2@alebmarle.org— Requested changes, see below. 1. Remove sheets C3.0, C3.1, C3.2, C6.2, which are included with WPO201600009, Amendment #3, approved 7/7/22. ESC and SWIM plan details or design should not be included with site plans, but rather in WPO plans. Sheets C3.0, C3.1, C3.2, and C6.2 have been removed from the plans. 2. Road plan SUB201600021 (Amendment) approval is required prior to Minor Amendment approval. RP Amendment is under review with ACF&R, VDOT, and ACSA each requesting change to the road plan. Acknowledged. Road plan has been approved. 3. Ensure Minor Amendment matches road plan Amendment, once RP plan review comments are addressed. Acknowledged.
