PROJECT DESCRIPTION
THIS PROJECT INCLUDES THE DEMOLITION OF AN EXISTING COVERED
PORCH AREA AT WESTMINSTER CANTERBURY AND REPLACEMENT WITH
A NEW BUILDING ADDITION, RESULTING IN PARKING AND SIDEWALK
MODIFICATIONS. TOTAL IMPACT OF PROJECT IS 0.06 ACRES
ADJACENT PROPERTY
THESE IMPROVEMENTS ARE BEING MADE WITHIN THE PROPERTY OF
WESTMINSTER CANTERBURY OF THE BLUE RIDGE. THE PROPOSED
IMPROVEMENTS ARE LOCATED CENTRALLY WITHIN THE PROPERTY,
WHICH IS SURROUNDED ON ALL SIDES BY RESIDENTIAL AREAS AND ALSO
CONNECTS TO US -250.
EXISTING SITE CONDITIONS
THE SITE IS AT THE LOCATION OF WESTMINSTER CANTERBURY OF THE
BLUE RIDGE. CURRENTLY, THERE IS AN EXISTING COVERED PORCH
AREA, SIDEWALK AND PARKING IN THE LOCATION OF THE PROPOSED
WORK. IT IS SURROUNDED BY GRASSY AND WOODED AREAS, AS WELL
AS COTTAGES. THE ADJACENT COTTAGES WILL NOT BE DISTURBED.
OFF -SITE AREAS
NO OFF -SITE AREAS WILL BE DISTURBED DURING THIS PROJECT.
CRITICAL EROSION AREAS
THERE ARE NO CRITICAL SLOPES WITHIN THE LIMITS OF DISTURBANCE
SOILS

EROSION AND SEDIMENT CONTROL MEASURES
UNLESS OTHERWISE INDICATED, ALL VEGETATIVE AND STRUCTURAL
EROSION AND SEDIMENT CONTROL PRACTICES SHALL BE CONSTRUCTED
AND MAINTAINED ACCORDING TO MINIMUM STANDARDS AND
SPECIFICATIONS OF THE CURRENT ADDITION OF THE VIRGINIA EROSION
AND SEDIMENT CONTROL HANDBOOK. THE MINIMUM STANDARDS OF THE
VESCH SHALL BE ADHERED TO UNLESS OTHERWISE WAIVED OR
APPROVED BY A VARIANCE BY LOCAL AUTHORITIES HAVING
JURISDICTION.
STORMWATER RUNOFF CONSIDERATIONS
UPON COMPLETION OF THIS PROJECT, STORMWATER WILL BE CONVEYED
THROUGH THE EXISTING STORMWATER PIPE SYSTEMS, SINCE THERE
WILL BE NO INCREASE IN EITHER FLOW RATE OR VOLUME.
STRUCTURAL PRACTICES:
1. TEMPORARY CONSTRUCTION ENTRANCE - 3.02 A TEMPORARY
CONSTRUCTION ENTRANCE SHALL BE PROVIDED AT THE LOCATION
INDICATED ON THE PLANS. IT IS IMPERATIVE THAT THIS MEASURE BE
MAINTAINED THROUGHOUT CONSTRUCTION. ITS PURPOSE IS TO
REDUCE THE AMOUNT OF MUD TRANSPORTED ONTO PAVED PUBLIC
ROADS BY MOTOR VEHICLES OR RUNOFF.
2. DUST CONTROL - 3.39 DUST CONTROL IS TO BE USED THROUGHOUT
THE SITE IN AREAS SUBJECT TO SURFACE AND AIR MOVEMENT.
VEGETATIVE PRACTICES:
1. TOPSOIL (TEMPORARY STOCKPILE) - 3.30 TOPSOIL SHALL BE
STRIPPED FROM AREAS TO BE GRADED AND STOCKPILED FOR LATER
SPREADING, STOCKPILE LOCATIONS SHALL BE LOCATED ONSITE
AND SHALL BE STABILIZED WITH TEMPORARY SILT FENCE AND
VEGETATION.
2. TEMPORARY SEEDING - 3.31 ALL DENUDED AREAS WHICH WILL BE
LEFT DORMANT FOR MORE THAN 30 DAYS SHALL BE SEEDED WITH
FAST GERMINATING TEMPORARY VEGETATION IMMEDIATELY
FOLLOWING GRADING OF THOSE AREAS. SELECTION OF THE SEED
MIXTURE SHALL DEPEND ON THE TIME OF YEAR IT IS APPLIED.
3. PERMANENT SEEDING - 3.32 FOLLOWING GRADING ACTIVITIES,
ESTABLISH PERENNIAL VEGETATIVE COVER BY PLANTING SEED TO
REDUCE EROSION, STABILIZE DISTURBED AREAS, AND ENHANCE
NATURAL BEAUTY,
MANAGEMENT STRATEGIES
1. PROVIDE TEMPORARY SEEDING OR OTHER STABILIZATION
IMMEDIATELY AFTER GRADING.
2. ISOLATE TRENCHING FOR UTILITIES AND DRAINAGE FROM
DOWNSTREAM CONVEYANCES IN ORDER TO MINIMIZE PERIMETER
CONTROLS.
3. ALL EROSION AND SEDIMENT CONTROL PRACTICES SHALL BE
MAINTAINED UNTIL THEY ARE NO LONGER REQUIRED TO COMPLY
WITH THE CONTRACT DOCUMENTS OR STATE LAW.
PERMANENT STABILIZATION
ALL NON -PAVED AREAS DISTURBED BY CONSTRUCTION SHALL BE
STABILIZED WITH PERMANENT SEEDING IMMEDIATELY FOLLOWING
FINISHED GRADING. SEEDING SHALL BE IN ACCORDANCE WITH STD. &
SPEC. 3.32, PERMANENT SEEDING. SEED TYPE SHALL BE AS SPECIFIED
FOR "MINIMUM CARE LAWNS" AND "GENERAL SLOPES" IN THE HANDBOOK.
MULCH (STRAW OR FIBER) SHALL BE USED ON ALL SEEDED SURFACES. IN
ALL SEEDING OPERATIONS SEED, FERTILIZER AND LIME SHALL BE
APPLIED PRIOR TO MULCHING.
SEQUENCE OF INSTALLATION
PHASE
1, A PRE - CONSTRUCTION MEETING IS REQUIRED WITH ALBEMARLE
COUNTY E &S INSPECTOR, CONTRACTOR, OWNER, AND ENGINEER.
THIS MEETING SHALL TAKE PLACE ON -SITE. CLEARING LIMITS MUST
BE FLAGGED PRIOR TO THE MEETING WITH ONE (1) WEEK OF NOTICE.
2. INSTALL CONSTRUCTION ENTRANCE.
3, INSTALL INLET PROTECTION, AND SILT FENCE AS SHOWN ON PHASE I
PLAN.
4. AFTER ALL EROSION AND SEDIMENT CONTROL MEASURES ARE IN
PLACE, SITE WORK CAN BEGIN,
5. BEGIN DEMOLITION OF EXISTING BUILDING.
6. SEED ALL DENUDED AREAS PER VESCH STANDARDS.
PHASE II
1. FINE GRADE PROJECT AREA. APPLY PERMANENT SOIL
STABILIZATION TO THESE AREAS WITHIN SEVEN DAYS AFTER FINAL
GRADE IS ACHIEVED.
2. ONCE CONSTRUCTION IS COMPLETE AND ALL CONTRIBUTING AREAS
ARE STABILIZED, EROSION CONTROL MEASURES CAN BE REMOVED
UPON APPROVAL FROM THE E &S INSPECTOR,
GENERAL EROSION AND SEDIMENT CONTROL NOTES:
ES -1: UNLESS OTHERWISE INDICATED, CONSTRUCT AND
MAINTAIN ALL VEGETATIVE AND STRUCTURAL EROSION
AND SEDIMENT CONTROL PRACTICES ACCORDING TO
MINIMUM STANDARDS AND SPECIFICATIONS OF THE
LATEST EDITION OF THE VIRGINIA EROSION AND
SEDIMENT CONTROL HANDBOOK AND VIRGINIA
REGULATIONS VR 625 -02 -00 EROSION AND SEDIMENT
CONTROL REGULATIONS.
ES -2: THE CONTROLLING EROSION AND SEDIMENT CONTROL
AUTHORITY WILL MAKE A CONTINUING REVIEW AND
EVALUATION OF THE METHODS AND EFFECTIVENESS OF
THE EROSION CONTROL PLAN.
ES -3: PLACE ALL EROSION AND SEDIMENT CONTROL
MEASURES PRIOR TO OR AS THE FIRST STEP IN
CLEARING, GRADING, OR LAND DISTURBANCE.
ES -4: MAINTAIN A COPY OF THE APPROVED EROSION AND
SEDIMENT CONTROL PLAN ON THE SITE AT ALL TIMES.
ES -5: PRIOR TO COMMENCING LAND - DISTURBING ACTIVITIES IN
AREAS OTHER THAN INDICATED ON THESE PLANS
(INCLUDING, BUT NOT LIMITED TO, OFFSITE BORROW OR
WASTE AREA), SUBMIT A SUPPLEMENTARY EROSION
CONTROL PLAN TO THE ARCHITECT /ENGINEER AND THE
CONTROLLING EROSION AND SEDIMENT CONTROL
AUTHORITY FOR REVIEW AND ACCEPTANCE.
ES -6: PROVIDE ADDITIONAL EROSION CONTROL MEASURES
NECESSARY TO PREVENT EROSION AND SEDIMENTATION
AS DETERMINED BY THE RESPONSIBLE LAND DISTURBER,
(MODIFIED NOTE)
ES -7: ALL DISTURBED AREAS SHALL DRAIN TO APPROVED
SEDIMENT CONTROL MEASURES AT ALL TIMES DURING
LAND - DISTURBING ACTIVITIES AND DURING SITE
DEVELOPMENT.
ES -8: DURING DEWATERING OPERATIONS, PUMP WATER INTO
AN APPROVED FILTERING DEVICE.
ES -9: INSPECT ALL EROSION CONTROL MEASURES DAILY AND
AFTER EACH RUNOFF- PRODUCING RAINFALL EVENT,
MAKE ANY NECESSARY REPAIRS OR CLEANUP TO
MAINTAIN THE EFFECTIVENESS OF THE EROSION
CONTROL DEVICES IMMEDIATELY.
MINIMUM STANDARDS:
AN EROSION AND SEDIMENT CONTROL PROGRAM ADOPTED BY A DISTRICT OR LOCALITY
MUST BE CONSISTENT WITH THE FOLLOWING CRITERIA, TECHNIQUES AND METHODS:
MS -1. PERMANENT OR TEMPORARY SOIL STABILIZATION SHALL BE APPLIED TO
DENUDED AREAS WITHIN SEVEN DAYS AFTER FINAL GRADE IS REACHED ON ANY
PORTION OF THE SITE. TEMPORARY SOIL STABILIZATION SHALL BE APPLIED
WITHIN SEVEN DAYS TO DENUDED AREAS THAT MAY NOT BE AT FINAL GRADE BUT
WILL REMAIN DORMANT FOR LONGER THAN 30 DAYS. PERMANENT STABILIZATION
SHALL BE APPLIED TO AREAS THAT ARE TO BE LEFT DORMANT FOR MORE THAN
ONE YEAR.
MS -2. DURING CONSTRUCTION OF THE PROJECT, SOIL STOCKPILES AND BORROW
AREAS SHALL BE STABILIZED OR PROTECTED WITH SEDIMENT TRAPPING
MEASURES, THE APPLICANT IS RESPONSIBLE FOR THE TEMPORARY PROTECTION
AND PERMANENT STABILIZATION OF ALL SOIL STOCKPILES ON SITE AS WELL AS
BORROW AREAS AND SOIL INTENTIONALLY TRANSPORTED FROM THE PROJECT
SITE.
MS -3. A PERMANENT VEGETATIVE COVER SHALL BE ESTABLISHED ON DENUDED AREAS
NOT OTHERWISE PERMANENTLY STABILIZED. PERMANENT VEGETATION SHALL
NOT BE CONSIDERED ESTABLISHED UNTIL A GROUND COVER IS ACHIEVED THAT
IS UNIFORM, MATURE ENOUGH TO SURVIVE AND WILL INHIBIT EROSION.
MS -4. SEDIMENT BASINS AND TRAPS, PERIMETER DIKES, SEDIMENT BARRIERS AND
OTHER MEASURES INTENDED TO TRAP SEDIMENT SHALL BE CONSTRUCTED AS A
FIRST STEP IN ANY LAND - DISTURBING ACTIVITY AND SHALL BE MADE FUNCTIONAL
BEFORE UPSLOPE LAND DISTURBANCE TAKES PLACE.
MS -5. STABILIZATION MEASURES SHALL BE APPLIED TO EARTHEN STRUCTURES SUCH
AS DAMS, DIKES AND DIVERSIONS IMMEDIATELY AFTER INSTALLATION.
MS -6. SEDIMENT TRAPS AND SEDIMENT BASINS SHALL BE DESIGNED AND
CONSTRUCTED BASED UPON THE TOTAL DRAINAGE AREA TO BE SERVED BY THE
TRAP OR BASIN.
A. THE MINIMUM STORAGE CAPACITY OF A SEDIMENT TRAP SHALL BE 134 CUBIC
YARDS PER ACRE OF DRAINAGE AREA AND THE TRAP SHALL ONLY CONTROL
DRAINAGE AREAS LESS THAN THREE ACRES,
B. SURFACE RUNOFF FROM DISTURBED AREAS THAT IS COMPRISED OF FLOW
FROM DRAINAGE AREAS GREATER THAN OR EQUAL TO THREE ACRES SHALL BE
CONTROLLED BY A SEDIMENT BASIN. THE MINIMUM STORAGE CAPACITY OF A
SEDIMENT BASIN SHALL BE 134 CUBIC YARDS PER ACRE OF DRAINAGE AREA. THE
OUTFALL SYSTEM SHALL, AT A MINIMUM, MAINTAIN THE STRUCTURAL INTEGRITY
OF THE BASIN DURING A 25 -YEAR STORM OF 24 -HOUR DURATION. RUNOFF
COEFFICIENTS USED IN RUNOFF CALCULATIONS SHALL CORRESPOND TO A BARE
EARTH CONDITION OR THOSE CONDITIONS EXPECTED TO EXIST WHILE THE
SEDIMENT BASIN IS UTILIZED.
MS -7. CUT AND FILL SLOPES SHALL BE DESIGNED AND CONSTRUCTED IN A MANNER
THAT WILL MINIMIZE EROSION. SLOPES THAT ARE FOUND TO BE ERODING
EXCESSIVELY WITHIN ONE YEAR OF PERMANENT STABILIZATION SHALL BE
PROVIDED WITH ADDITIONAL SLOPE STABILIZING MEASURES UNTIL THE PROBLEM
IS CORRECTED.
MS -8. CONCENTRATED RUNOFF SHALL NOT FLOW DOWN CUT OR FILL SLOPES UNLESS
CONTAINED WITHIN AN ADEQUATE TEMPORARY OR PERMANENT CHANNEL,
FLUME OR SLOPE DRAIN STRUCTURE.

SEDIMENT BY VEHICULAR TRACKING ONTO THE PAVED SURFACE. WHERE

Filterra® Standard Plan Notes
Construction & Installation
A. Each unit shall be constructed at the locations and elevations according to the sizes shown on
the approved drawings. Any modifications to the elevation or location shall be at the direction of
and approved by the Engineer.
B. If the Filterra® is stored before installation, the top slab must be placed on the box using the 2x4
wood provided, to prevent any contamination from the site. All internal fittings supplied (if any),
must be left in place as per the delivery.
C. The unit shall be placed on a compacted sub -grade with a minimum 6 -inch gravel base
matching the final grade of the curb line in the area of the unit. The unit is to be placed
such that the unit and top slab match the grade of the curb in the area of the unit. Compact
undisturbed sub -grade materials to 95% of maximum density at +1- 2% of optimum moisture.
Unsuitable material below sub -grade shall be replaced to the site engineer's approval.
D. Outlet connections shall be aligned and sealed to meet the approved drawings with
modifications necessary to meet site conditions and local regulations.
E. Once the unit is set, the internal wooden forms and protective mesh cover must be left intact.
Remove only the temporary wooden shipping blocks between the box and top slab, The top lid
should be sealed onto the box section before backfilling, using a non - shrink grout, butyl rubber
or similar waterproof seal, The boards on top of the lid and boards sealed in the unit's throat
must NOT be removed. The Supplier (Americast or its authorized dealer) will remove these
sections at the time of activation, Backfilling should be performed in a careful manner, bringing
the appropriate fill material up in 6" lifts on all sides, Precast sections shall be set in a manner
that will result in a watertight joint. In all instances, installation of Filterra® unit shall conform
to ASTM specification C891 "Standard Practice for Installation of Underground Precast Utility
Structures ", unless directed otherwise in contract documents.
F. The contractor is responsible for inlet protection /sediment control and cleaning around each
Filterra unit.
G. Curb and gutter, construction (where present) shall ensure that the flow -line of the Filterra® units
Is at a greater elevation than the flow -line of the bypass structure or relief (drop inlet, curb cut or
similar). Failure to comply with this guideline may cause failure and /or damage to the Filterra®
environmental device.
H. Each Filterra® unit must receive adequate irrigation to ensure survival of the living system during
periods of drier weather. This may be achieved through a piped system, gutter flow or through
the tree grate.

A. Activation of the Filterra® unit is performed ONLY by the Supplier. Purchaser is responsible for
Filterra® inlet protection and subsequent clean out cost. This process cannot commence until
the project site is fully stabilized and cleaned (full landscaping, grass cover, final paving and
street sweeping completed), negating the chance of construction materials contaminating the
Filterra® system. Care shall be taken during construction not to damage the protective throat
and top plates.
B. Activation includes installation of plant(s) and mulch layers as necessary.

A. Each correctly installed Filterra® unit is to be maintained by the Supplier, or a Supplier approved
contractor for a minimum period of 1 year. The cost of this service is to be included in the price
of each Filterra® unit. Extended maintenance contracts are available at extra cost upon request.
B. Annual Included maintenance consists of a maximum of (2) scheduled visits. The visits are
scheduled seasonally; the spring visit aims to clean up after winter loads that may include salts
and sands. The fall visit helps the system by removing excessive leaf litter.
C. Each Included Maintenance visit consists of the following tasks.
1. Filterra® unit inspection
2. Foreign debris, silt, mulch & trash removal
3. Filter media evaluation and recharge as necessary
4. Plant health evaluation and pruning or replacement as necessary
5. Replacement of mulch
6. Disposal of all l maintenance refuse items
7. Maintenance records updated and stored (reports available upon request)
D. The beginning and ending date of Supplier's obligation to maintain the installed system shall be
determined by the Supplier at the time the system is activated. Owners must promptly notify the
Supplier of any damage to the plant(s), which constitute(s) an integral part of the bioretention
technology,
