LOCATION: Between 2150 and 2070 Seminole Trl. Fronting on both Seminole Trl and Berkmar Dr.
PROPOSAL: Initial site plan proposal for six commercial buildings, associated parking, internal travelways, and ingress and
egress to and from Seminole Trl and Berkmar Dr. The proposed uses include a 10,000sf daycare, 100,400sf self -storage
facility, 20,250sf wholesale distribution and 10,000sf general retail building, 3,928sf drive -through car wash, 1,458sf drive -
through oil change service, and 2,210 sf for drive -through specialty food store.
ZONING: HC Highway Commercial - commercial and service; residential by special use permit (15 units/ acre)
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: AIA Airport Impact Area, Steep Slopes - Managed
POTENTIALLY IN MONTICELLO VIEWSHED: No
COMPREHENSIVE PLAN: Urban Mixed Use (in areas around Centers) - commercial and retail uses that are not
accommodated in Centers and residential (3 - 34 units/ acre) in Neighborhood 1 of the Places 29 Master Plan.
The purpose of this notice is to inform you about the proposed project, its location and how you can access a copy of the
proposed plan and other project information, including comments from staff reviewers.
Please contact the lead reviewer at kmccollum@albemarle.org for an online link through which you can view the plans,
reviewer comments, and provide feedback. The reviewer comments related to the proposal will be available to view on
February 17, 2023. Action on the proposed plan must be taken by March 3, 2023.
These projects are "by -right", which means that if the proposed plans meet the minimum requirements of the County's
zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public comment, we
encourage you to reach out to the lead reviewer to express any concerns or questions you may have regarding the
application.
