Attach a separate sheet if more space is needed. Project consists of the renovation of the former Applebee's restaurant located at 571 Branchlands Blvd for a Plaza Azteca restaurant. The renovation will consist of modifications to the exterior consistent with the restaurant theme. The exterior will consist of a cultured stone base and corner quoins, exterior insulation and finish system, and aluminum coping all in earth tones. Two "bay" type window areas are proposed, each with a small tile roof and a new entrance will also have two tile -roofed canopies. New windows will be a fixed aluminum clad wood units with divided lites. A two storey addition is proposed for the west elevation. This addition will be clad in similar materials and will feature significant glazing composed of a combination of fixed and sliding windows similar in design to the new windows on the main building. The site was previously approved when the Applebee's was built. Modifications are limited to replacement of missing or damaged plant materials augment with additional plantings. This project consists of the renovation and addition to the existing Applebee's restaurant which was closed several years ago. During that time the some of the existing plantings became overgrown and the site was occupied by a variety of transients resulting in significant amounts of refuse and debris accumulating on the site. The overgrown plantings and refuse have been removed from the site in anticipation of this project. Plantings removed were surveyed by our landscape consultant and replacement plantings designed to comply with the County's landscape requirements and to support the project design. Existing site lighting, previously approved, will remain as installed. Project Status A permit has been issued by the County for interior demolition and that work is nearly complete. A Minor Site Plan Amendment has been submitted and is currently under review. Comments have been received and are being addressed. Final approval is pending this application/review by the ARB. Project Description For the purposes of this review, the project consists of the exterior renovation of an existing structure constructed in the late 1970s or early 1980s. This structure was constructed as part of a planned unit development with the adjacent Food Lion. As such the project has a common entrance off Branchlands Blvd. and shared storm water management facilities. 113 FOURTH ST., NE. CHARLOTTESVILLE VIRGINIA 22902 t 434.293.7258 f 434.293.7247 www.fpw.com - The project site context is varied, containing grocery store, other restaurants, and retail establishments. Many of these structures is designed around a theme of the particular establishment. The project site lies within an Entrance Corridor along Route 29 North. This particular portion of Route 29 is bordered by mature trees and associated plantings. Additionally, the elevation differential between Route 29 and the project site of between 25 and 30 feet makes the project nearly invisible from the road. Exterior Design As mentioned above, the project is designed to support a theme of a restaurant serving "Tex- Mex" cuisine. Design elements are consistent with this theme and include stone and stucco. Two "bay" windows and the entrance canopies have tile roofing. A sample of the proposed tile has been included in the submittal package and it should be noted that this type of tile will be modestly variegated in color. The existing parapets will be extended as shown on the drawings to conceal any rooftop equipment from view. The existing enclosed "porch" on the west side of the building will be removed and a two level structure added to provide additional seating. The upper level can be opened during good weather and closed/conditioned during cooler months. This addition will have the same stone base and will be extensively glazed. New windows will be installed throughout the project. The exterior above the stone base will be clad in an exterior insulation and finish system that will allow us to upgrade the thermal performance of the envelope. Combined with the stone base, the stucco system will divide the building into a bas (stone) middle and top (stucco). The parapet will be capped with an aluminum coping. The coping color will be black to match the aluminum clad wood winds and the belt course above the stone base. Hopefully this supplemental information will be useful for your review.
