The small addition of 614 gross square feet will house two areas for new equipment used both for pre-opp procedures and digital imagery. The addition will also provide a rest room near the back of the existing kennel for employees only. Due to the inrease in space, new parking will also have to be provided. Although ( 5 ) new spaces would be required, a variance to 4 . 12 . 6 . 6 .2 has been requested which would reduce the new spaces to ( 2 ) as indicated on this site plan. The variance is to be reviewed August 3 , 1999 , and is based upon the fact that the addition will not increase employees nor clientel , and actual counts have indicated that a minimum of (4 ) existing spaces are always vacant. Attached is a request for waiver of 5 . 1 . 11 concerning setbacks . A variance to VA-97-04 has also been requested again concerning setbacks . Both of these requests were granted in 1997 , but must be requested again for the proposed addition. The setback required by Section 5 . 1 . 11 is 200feet. The site is limited by having approximately 155 feet of frontage on Hydraulic Road and is further limited by the existing structure and its relationship to the property lines. Doss [Hydraulic Road Animal Hospital] — Tax Map 61K, Parcel 09-1 The Board unanimously (5:0) approved the following two variances in separate actions: The Board granted relief from Section 21.7.2 of the Zoning Ordinance to reduce the required parking for the expansion from 6 to 3 parking spaces, subject to the following condition: All six parking spaces must be constructed unless for 90 days after the Certificate of Occupancy is issued for the construction proposed in this file, the Zoning Services Department receives no complaints noting that clients of the veterinary office are parking on the street or in adjacent parking lots. If no complaints are received, the total parking requirement for this veterinary office and hospital shall be 19 spaces: 16 spaces required by VA-96-10 and 3 by VA-99-20. The Board granted relief from Section 4.12.6.6.2 of the Zoning Ordinance to allow an amendment to VA-97-04 to allow expansion of the existing building within the varied north side setback of 40 feet subject to the following conditions: The variance was unanimously (5:0) approved with the following conditions: 1. This variance is for the 640 square foot addition described in this application only. Any further addition or new construction closer than 50 feet to the side or rear property lines will require a separate variance application. 2. Construction materials including "windows" of glass block shall be generally the same or better as the previous additions in their sound attenuation properties.
