Please record the 46' SWM Easement Deed along with the Plat and then followed by the 20' Storm Water Access and
Drainage Easement Deed. The originals are attached to the plat, and scanned copies are attached here for reference. Let

For application SUB202200090 Discount Tire Easement Plat — have final plats and the associated signed deeds been
submitted for County signatures? To my knowledge, I have not received all of these requirements. David, have the deeds
been routed to you by chance for County signatures? I have not seen the deeds associated with the plat. We cannot
sign/approve the plat without the accompanying deeds. They will need to be recorded along with the plat.
Application SUB202200195 Discount Tire Special Lot Plat (Right -of -Way Dedication) is currently under review. I have had
some correspondence with VDOT about this application, but haven't received their finalized comments yet. Once I
receive VDOT's comments I will have the comment letter out to you all. I am expecting a letter by the end of the week.
One main comment is that SUB2022-90 will need to be approved, recorded, and the instrument number reflected on
this special lot plat prior to approval.

All comments for SUB2022-90 Discount Tire have been addressed. Please submit two (2) hard copies of the Plat to the
Community Development Department for final submittal and approval. Once signed by the Agent for the Board of
Sueprvisors one copy will be kept for our records and one copy will be returned to you. If you require additional copies
please make copies of the signed Plat we return to you. Additional copies will not be signed. Please make sure to print
the Plats to scale, have all applicable parties sign them, and have it notarized. Thanks and let me know if you have any
questions!
Please be aware that we cannot approved the Plat until the assocaited deeds are finalized. Once the deeds are signed
you will need to record them along with the Plat. See attached comment letter.
David, please begin working on the deeds for the stormwater access and drainage as well as the stormwater
management facility. The plat uploaded in County View (SUB202200090 Plat— Revision 2022-09-26) and dated
9/23/2022 is the finalized version of the plat.

For application SUB202200090 Discount Tire Easement Plat — have final plats and the associated signed deeds been
submitted for County signatures? To my knowledge, I have not received all of these requirements. David, have the deeds
been routed to you by chance for County signatures? I have not seen the deeds associated with the plat. We cannot
sign/approve the plat without the accompanying deeds. They will need to be recorded along with the plat.
Application SUB202200195 Discount Tire Special Lot Plat (Right -of -Way Dedication) is currently under review. I have had
some correspondence with VDOT about this application, but haven't received their finalized comments yet. Once I

receive VDOT's comments I will have the comment letter out to you all. I am expecting a letter by the end of the week.
One main comment is that SUB2022-90 will need to be approved, recorded, and the instrument number reflected on
this special lot plat prior to approval.

1. Yes, right of way dedications can be submitted as a "special lot plat." I would recommend submitting this as a
separate stand alone plat application so that the pending easement plat isn't held up. The easement plat that is
under review is very close to final approval, we are just waiting on ACSA's comments.
a. New subdivision applications can be submitted online here. Please include the plat and the checklist
which is linked above.
b. The next submittal date is Monday, November 7'. So, anything submitted between now and November
71h will be processed and distributed to Staff on November 71h
2. Yes, it will be reviewed by Planning and distributed to VDOT for review. Planning takes lead on all plat reviews.
For this one, Planning will likely have minimal comments and defer to VDOT on the specifics of the right-of-way.
Planning will mostly ensure all applicable notes, signature lines, etc. are on the plat.
3. Yes, it is our policy that all plats are approved and recorded prior to final site plan approval. The site plan will
need to be updated to reflect the right of way once it has been approved and the site plan should indicate the
recorded instrument number. VDOT has indicated the submittal of the right of way plat (special lot) will not hold
up their final site plan approval, but for Planning it is our policy to have all plats approved and recorded before
final site plan approval.
4. Again, the plat will need to be recorded prior to final site plan approval. However, some land disturbing activity
is permitted before final approvals through the WPO permitting process. You would need to follow up with
Engineering on what type of land disturbing activity is permitted prior to final site plan approval.

That application was processed on our May 16`h submittal date, so I just received it this week. Our submittal and
application distribution follows our posted submittal schedule which is every 1' and 3' Monday of each month. Since it
came in on the 6`' it fell to our submittal date of the th.
We have 60 days from the submittal date to officially send out review comments, but typically they are completed in
about half that time. Since reviewers are just now receiving this application I can't estimate when I will have a full set of
review comments out, but it'll likely be mid -June. I will know more information as review comments start to come in to
me in the coming weeks. I hope this helps.
