RE: Wray Brothers Final Site Plan: Hunter ' s Way
Dear Sir:
In accordance with Section 32. 4 . 3. 2 of the Zoning Ordinance, this
plan is incomplete and is hereby rejected by the agent. Once all
items are completed, you may resubmit on a filing deadline and be
scheduled for signing at the Site Review meeting. No additional
fee is required.
Outstanding conditions from the preliminary plan approval are as
follows (attached) :
1. Condition a regarding central well and sewage system. When
do you propose to seek central system approval (approval
for 3 or more tenants) ? If you wish for your plan to be
signed prior to central system approval, it is necessary to
have the Planning Commission delete condition la. Please
contact the Health Department and the County Engineering
Department to meet this condition. It is also necessary to
submit a written request to the Clerk to the Board of
Supervisors for the Board of Supervisors approval at a

2 . Condition e is not approved by this Department. Screening
of the storage yard does not meet the requirements of
Section 32. 7. 9 . 8 . The plan to preserve existing trees does
not meet Section 32.7. 9. 4b. This landscape plan must be
approved prior to any grading because the plan proposes
conservation areas.

FILING REQUIREMENTS
-Submitted with preliminary plan if
a) impervious coverage exceeds eighty ( 80) percent of
gross site area; or if
b) requested by agent; or if

ADMINISTRATION
-Shall consider comments from other agencies, including the
Virginia Department of Transportation and the Albemarle
County Service Authority.
-Required landscaping bonded prior to issuance of
certificate of occupancy and shall be completed by first
planting season following certificate of occupancy. A
maintenance bond shall be held for twelve ( 12) months
following the planting date.
WAIVER
-The developer shall file a written request which shall
state reasons and justifications together with
alternatives. In the case of conditional approval or
denial, the agent shall notify the developer in writing
within 5 days.
-The agent may waive after notice if it would not forward
purposes of the ordinance or otherwise serve the public
interest (See Section 32.7. 9 . 3 (a) ) ; or
-The agent may waive due to peculiar aspects of the
property, provided it would not be detrimental to public
health, safety or welfare, or to the orderly development of
the area, or to sound engineering practice or to adjacent
properties (See Section 32 .7 . 9. 3 (b) ) .
CONTENTS

4 . Man-made features of local, historic or scenic
importance;
5 . Scenic vistas across the site from a public road.

MINIMUM STANDARDS
-Large street trees shall be one and one-half ( 1 1/2 ) inches
to one and three-quarters ( 1 3/4) inches minimum caliper
measured six ( 6) inches above ground level. Medium street
trees shall be one ( 1) inch to one and one-quarter ( 1 1/4 )
inches minimum caliper. Evergreen trees for screening
shall be a minimum of four ( 4 ) to five ( 5 ) feet in height.
Shrubs for screening shall be a minimum eighteen ( 18 )
inches to thirty ( 30 ) inches in height. Shrubs for street
planting shall be a minimum twelve ( 12) inches to eighteen
( 18 ) inches in height.
-Planting islands shall contain a minimum of fifty ( 50)
square feet per tree, with a minimum dimension of five ( 5)
feet. Barriers shall be provided to prevent damage by
vehicles. All pervious areas shall be protected with grass
or other ground cover or mulch.

RE: Wray Brothers Construction Company (Lot 19) Preliminary
Plan
• Dear Sir:
The Albemarle County Planning Commission, at its meeting on
October 20, 1987 , unanimously approved the above-noted
preliminary plan subject to the following conditions:
1. A building permit will not be issued until the
following conditions have been met:
a. Board of Supervisors' approval of central well and
central sewage systems, in accordance with Title
15 . 1, Chapter 9, article 7 of the Code;

b. Issuance of an erosion conttol permit in compliance
with approved conservation plan;
Vim• County Engineering approval of grading and drainage
plans and calculations;
v Virginia Department of Transportation approval of
right-of-way improvements and issuance of a
commercial entrance permit, to include sight
easement;
e. Planning staff approval of landscape plan;

Fire Officer approval.
2. A certificate of occupancy will not be issued until the
following condition has been met:
a. Final Fire Officer approval.
3 . Future occupants may be limited by and are subject to
the following:
a. Availability of approved parking spaces;
b. Health Department approval for well and/or sewage
usage; and
c. County Engineering approval of Certified
Engineer' s report in accordance with Section 4 .14.
4. Waiver of Section 32.7 . 5 . 3 is granted to permit
•
preliminary plan approval prior to Board of
Supervisors' approval for central systems.
In order to expedite the completion of the above items,
please have the appropriate agency or department notify
Kathy Brittain ( 296-5875) in the 'Zoning Department, in
writing, that the applicable conditions have been met.
In order to be eligible for administrative approval by the
agent, a final site development plan shall be submitted
within six ( 6) months of the date of Commission approval of
the preliminary plan. In any case, the final site
development plan shall be submitted within one ( 1) year of
the Commission approval of the preliminary plan or the
preliminary plan approval shall expire.
During the above time period, the applicant shall work to
satisfy the conditions of preliminary plan approval and to
obtain tentative approvals for the final site development
plan from the agencies represented on the site plan review
committee.
