It is not clear to me if some of these lots are proffered, they seem subject to various rezonings, but that could be due to old boudary lines. If they are proffered the rezoning (ZMA #) should be reflected on the plan. An 8 inch sewer line is located approximately 900' distant (additional sewer lines are currently under construction by the developer). 5. It is the ACSA's understanding that the lots lay within the Pantops Development Area (Per the attached Pantops Master Plan Land Use Map) which will require an ACSA Jurisdictional Area Map update by the County prior to the ACSA granting final plat approval. Engineering comments are usually reserved for the site plan review stage. Subdivision plats should correctly show ownership of properties and existing easements. Recordation of new easements should occur before dedication to and acceptance by the ACSA. The ACSA can review the proposed subdivision plat and determine if it is included in the jurisdictional area for water and /or sewer service. Water and /or sewer connections to the ACSA system are allotted on a first come, first served basis at the time connection fees are paid. Approval of the plat can only be recommended when the road improvements are bonded for phase II113, per section 14 -434 and 435, or when road is built and is accepted into the State System. 2. Phase IIIA has been bonded, but the road improvements will need to be built prior to the approval of the phase IIIB plat. 3. Label Aspen Drive as "Public." 4.
