[14-302 (A)(311 The plat indicates in Note 12 on Sheet V1 and the callout on Sheet V2 that Parcel Z is a segment of the Stella Lane private right-of-way and is being dedicated to the Brookhill HOA as part of this plat. Is the intent to plat a private street easement over this portion of Stella Lane or to create an entirely new parcel for the Stella Lane private street? a. [14-303 (T)] If parcel Z will become an entirely new parcel for the purposes of creating a private street, please add the following note to the plat: "Parcel Z is a special lot established solely for (insert purpose for the special lot as identified in the definition of special lot in section 14-106)." b. [14-302 (A)(14)] Add a note stating that the 0.762 acre lot identified as Parcel Z on this plat is hereby dedicated to the Brookhill HOA as a private street. Response: Yes, parcel Z will be a new parcel dedicated to the BOA. I have added the notes above (notes 12 and 13). 1 also adjusted the title block to reflect the special lot. 2. [14-302 (A)(4); 14-302 (A)(5)] On Sheet V2, please state the recorded instrument numbers for the drainage, stormwater, and ACSA easements visible on the plat. Response: Since the easement plat under application number SUB202200095 has not been approved or recorded yet, I have removed those easements from this plat. All other existing easements are labeled with instrument numbers. 3. [14-303 (C)] This plat was submitted as a boundary line adjustment application and not an actual subdivision. The land hooks on Sheet V2 appear to indicate that Parcel Z is being subdivided off as an entirely new parcel that will be used as a private street (Stella Lane). Please address the following related to Parcel Z: a. [14-302 (A)(7)] Please clarify whether the applicant is intending to subdivide Parcel Z as a new Tax Map Parcel through recordation of this plat, or if Parcel Z is going to remain part of TM 46-19136. b. [14-303 (D)] Please revise the area calculations on Sheet V1 to clarify if Parcel Z will be an entirely new lot or will remain as part of TMP 46-19136. Response: See response to number 1. Area calculations have been revised to clarify. 4. [14-302 (113)(1)] Please add a date of last revision. Response: Revision date added. 5. [14-314; 14-433 (D)] An area within Parcel Z was previously reserved for future dedication to the County for public use. However, this plat is proposing to establish Parcel Z as a private street to be owned by the Brookhill HOA. Staff suggests revising the callout for the reserved area so that it notes that the area previously reserved for dedication to public use is hereby vacated/extinguished. Response: Note revised.
