September 17; 2013 are an appropriate use of the recreation area per, the COD. Please provide those

9. [4.12.6] Clarify the Total Provided Parking for Townhomes table. It seems to conflict with the Parking Tabulation and
provides-more than 20% over the maximum parking requirements, which is not permitted in the Ordinance.
10. [4.4] Sheet 5 shows sight distance going through the back of unit 6, which must be corrected.

Please label proposed streets as public, private or alley. If streets are private /alley, please ensure it
meets private road standards from section 14 -410 and 14 -412.
[Revision 11 Comment not addressed. Please show crowned road with curb and gutter.
[Revision 21 Comment addressed. Also, per meeting on Sep 12, 2013 roads with 2% cross
slopes are acceptable.
I recommend aligning the far western entrance with the Laurel Park Subdivision entrance.

3. Please provide typical sections and profiles for proposed street.
[Revision 11 Comment addressed.
[Revision 21 The profiles are now shown. The road with ribbon curb and 2% cross slopes
was discussed as approvable on Sept 12, 2013. However, the vertical alignment does not
work well on site. I recommend the following:
a) Reduce to 3 or 4 vertical curves for better transition (This # excludes entrance
curves).
b) Show the grade break from road to all driveways to not exceed 10 %. Driveway
should still resemble grading on CG91) (section A -A). Label grades for each
driveway.
c) Revise vertical curve #10 to have a K value of 5, at a minimum.
[Revision 31 The vertical curves and entrances to driveways are approvable. The entrances
to subdivision are adequate.
4. Per 14 -410 H, please show curb and gutter for proposed street. Please show standard entrance
gutter, CG -9D, and improve runoff catchement by placing additional DI's. Also, a DI shall be
placed before intersections. Please provide a DI near lot 7.
[Revision 11 Comment not addressed. Provide curb and gutter for road with the standard
CG -91) for each driveway entrance. The painted white line is not recommended.

lots 2 -3, 4 -5 and 14 -15. This is after discussing it with the County Engineer. We are trying to
establish the curbline for driveways.

please ensure 100' sight distance for travelways within site.

RE: ARB- 2013 -165: Hollymead Town Center Block 4 Townhouses
Dear Katurah,
I have reviewed the above -noted application. The following revisions are requested to make the proposal consistent with
the design criteria that apply to the county -wide Certificate.
1. The quantities listed in the plant schedule do not appear to match the number of plants drawn on the plan. Please
check and correct the AF (10 or 14 ?), QP (25 or 21 ?) and CK (21 or 22 ?).
2. Include the following note on the landscape plan: "All site plantings of trees and shrubs shall be allowed to reach,
and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned
minimally and only to support the overall health of the plant."
3. Include the following note on BOTH the site and architectural plans: "Visibility of all mechanical equipment from
the Entrance Corridor shall be eliminated."
4. Add the standard lighting note to the site plan: "Each outdoor luminaire equipped with a lamp that emits 3,000 or
more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light away from
adjoining residential districts and away from adjacent roads. The spillover of lighting from luminaires onto public
roads and property in residential or rural areas zoning districts shall not exceed one half footcandle."
Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether you will or
will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve
your application. If you choose to proceed with the revisions, please forward me one set of revised drawings together with
a memo summarizing the revisions you've made and the attached resubmittal form. Your decision to make the revisions
will suspend the 60 -day review period associated with your original submittal. However, I expect to complete the review
of your revised proposal within 2 weeks of your re- submittal.
If you have any questions about this action, please contact me as soon as possible. I look forward to receiving your
revisions and completing this review with an approval letter.

Please label proposed streets as public, private or alley. If streets are private /alley, please ensure it
meets private road standards from section 14 -410 and 14 -412.
Comment not addressed. Please show crowned road with curb and gutter.
2. I recommend aligning the far western entrance with the Laurel Park Subdivision entrance.

4. Per 14 -410 H, please show curb and gutter for proposed street. Please show standard entrance
gutter, CG -9D, and improve runoff catchement by placing additional DI's. Also, a DI shall be
placed before intersections. Please provide a DI near lot 7.

each driveway entrance. The painted white line is not recommended.
5. Please show the sight distances. 280' is VDOT requirement for 25 mph roads. Also, per 18 -4.12
please ensure 100' sight distance for travelways within site.

6. Lots 15 -22 do not have adequate frontage access due to horizontal curve. Please revise.

7. All entrances shall be a 4% grade or less for a minimum of 40' from the edge of pavement at the
intersected street. The entrance on the far west is about 6% for 20'.

planting strip or gravel? Please clarify. Also, note a minimum of 3' should be provided for a
concrete median.
17. Clarify what will be in the 6' median between each driveway. Grass or gravel?
18. Please label Laurel Park Lane as public or private.
