WITNESSETH:
THAT FOR AND IN CONSIDERATION of the sum of TEN AND N01100 DOLLARS
($10.00), cash in hand paid, the Grantor does hereby GIVE, GRANT and CONVEY with GENERAL
WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantee all of his right, title and
interest in and to the following real estate located in the County of Albemarle, Virginia:
PARCEL ONE:
All that certain tract or parcel of land situated on State Route 20 South in Albemarle County,
Virginia, with all improvements thereon and appurtenances thereunto appertaining, lying about four
miles south of Charlottesville on the Scottsville Road and containing 13.57 acres, according to a
survey and plat made by O.R Randolph dated January 28, 1959, attached to and recorded with the
deed from W.A. Revis and wife to Claire M. Burke, which deed is recorded in Deed Book 346, page
7, in the Clerk's Office of the Circuit Court of Albemarle County.
PARCEL TWO:
(1) That certain parcel fironting 25.53 feet on the eastern or southeastern margin of
State Route 20, containing 13.82 acres, more or less, more particularly described on a plat of Wm.
Morris Foster, C.LS., dated August 28, 1973, recorded in the Clerk's Office of the Circuit Court of
Albemarle County in Deed Book 536, page 276.
(2) That certain parcel or strip 25 feet in width lying south of and adjacent to the 25
foot strip leading to the train portion of the above -described property. The strip herein conveyed
shall have the follow common boundary with the parcel conveyed in (1) above:
Beginning at a point on the southeastern margin of State Route 20, thence N 38'07' 10" W
416.48 feet to a point, thence N 46' 19' W 259.73 feet to a point, thence S 46'39' W 446.96 feet to a
point. The strip leading to the large rectangular main portion of the parcel conveyed in (1) above.
The above parcels are a portion of the property which was conveyed to Charles W. Beegle
and Jean R. Beegle, husband and wife, dated July I, 1992 and recorded in the Clerk's Office
aforesaid in Deed Book 1238, page 324. The said Jean R. Beegle died December 30, 1999 and by
her will, probated in the said County Clerk's Office in Will Book 97, page 466, she devised her
interest in the above described property to Charles W. Beegle and Lynne E. Beegle (now Lynne E.
Beegle Gebhard), Trustees of the Jean R. Beegle Revocable Trust Agreement dated July 1, 1992.
This conveyance is subject to all easements, reservations, restrictions, conditions and other
encumbrances contained in duly recorded deeds, plats and other instruments constituting constructive
notice in the chain of title to the above -described property which have not expired by a time
limitation contained therein or have not otherwise become ineffective.
THIS DEED IS EXEMPT FROM RECORDATION TAX PURSUANT TO CODE OF
VIRGINIA SECTION 58.1-811.D.

between CHARLES W. BEEGLE AND JEAN R. BEEGLE, husband and wife,
Grantors, and CHARTES W. BEEGLE AND JEAN R. BEEGLE, husband and
wife, Grantees, of the second part, whose address is: Brookhill
Farm, Route 6, Box 312, Charlottesville, Virginia 22902.

The Grantor hereby GRANTS, GIVES and CONVEYS with GENERAL
WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantee, as
tenants in common, the following described properties located in
the County of Albemarle, Virginia:
Parcel One: All that certain lot or parcel of land
situated in the County of Albemarle, Virginia, with the
improvements therson and the appurtenances therounto
appertaining, lying about four miles south of
Charlottesville on the Scottsville Road and containing
13.57 acres, according to a survey and plat made by D.
R. Randolph dated January 28, 1959, attached to and
recorded with the deed from W. A. Revis and wife to
Claire M. Burke, which deed is recorded in Deed Book
346, page 7, in the Clerk's Office of the Circuit Court
of Albemarle County.
This is the same property in all respects which
was conveyed to the Grantors herein by deed of Claire
M. Burke, widow, dated August 25, 1969, and recorded in
the previously cited Clerk's Office in Deed Book 462,
page 479.
Parcel Two:
(1) That certain parcel fronting 25.53 feet on the

containing 13.82 acres, more or leas, more particularly

land, with improvewnts thereon and the appurtenances
thereto belonging, situated in Albemarle county,
Virginia, on State Route 20, containing 122.58 acres,
more or less, shown by plat made by William S.
Roudabuah, Jr., C.L.S., dated May 3, 1973, and recorded
in the office of the Clerk of the Circuit Court of
Albemarle County, Virginia, in Deed Book 531, page 201,
being the same property conveyed to the Grantors herein
by deed of Donald A. Xing and Aagot S. Xing, husband
and wife, at al., dated July 11, 1973, recorded in the
previously cited Clerk's Office in Deed Book 534, page
49, and by dead of John T. Rittencur, Jr., single,
dated July 23, 1973, recorded in the previously cited
Clerk's Office in Deed Book 534, page 51; LESS AND
EXCEPT a tract of 0.415 acres which was conveyed by the
Grantors herein to the Commonwealth of Virginia by deed
dated October 17, 1989, recorded in the previously
cited Clerk's Office in Dead book 1074, page 155.
By an Agreement between the Grantors herein and
David N. Taylor and Helen H. Taylor, husband and wife,
at al., dated February 26, 1975, recorded in the
previously cited Clerk's Office in Dead Book 574, page
609, certain boundary lines of this property were
established according to plat of William S. Roudabush,
Jr., C.L.S., dated Nay 3, 1973, revised February 13,

Clerk's Office in Deed Hook 574, page 614.
Parcel Four: That small triangular lot or parcel of
land lying between the 13.82 acre parcel conveyed to
the Grantors herein by deed of James H. Rail and
Gertrude E. Rail, husband and wife, dated June 10,
1975, recorded in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Hook 575,
page 6, and the 122.40 acre parcel a 47.11% interest in
which was conveyed to the Grantors herein by deed of
John T. Rittenour, Jr., single, dated July 23, 1973,
recorded in said Clerk's office in Deed Hook 534, page
51 and the other 52.89t interest in which was conveyed
to the Grantors herein by dead of Donald A. Ring, et
al., dated July 11, 1973, recorded in said Clerk's
Office in Deed Hook 534, page 49. The boundaries of
the parcel herein conveyed were established by an
agreement between David M. Taylor and Helen H. Taylor,
Charles W. Beagle and Jean R. Beagle, at al., dated
February 26, 1975, recorded in said Clerk's Office in
Deed Book 574, page 609, and as shown on plat of
William S. Roudabuah, Jr., C.L.S., dated February 13,
1975, attached to and recorded with said agreement, and
are more particularly described as extending from Point

scribed parcels a non-exclusive right to utilize for purposes of

serves the remainder of the property owned by David M. Taylor
and Belen S. Taylor, but subject to, as an appurtenance to the
remainder of the property owned by said Taylors, a non-exclusive
right to utilize for purposes of ingress and egress that portion
of said entry road which is situated on the 50 foot strip created
in said deed recorded in Deed Book 542, page 616.
Insofar as they may actually touch and affect this
property this conveyance is subject to the following power line
and telephone line rights of way created by the following instru-

1946, recorded in said Clerks Office in Deed Book 273, page 40, the ease-

If default be made in the payment of the bonds herein contained, or
of any installment of interest thereon, when due, or in case of the failure of
the parties of the first part to pay said taxes, levies and assessments, or
to take out or maintain insurance as herein provided, then at the option of
the holder of the bonds herein secured, the whole debt represented by said
bonds shall at once become due and payable, regardless of the maturity thereof
and sale may be had under this deed, after advertisement of the time, place
and terms thereof for four successive weeks by handbills, posted as the Trus-
tees may see fit, and by such other advertisement as may be deemed proper by
said Trustees. And failure on the part of the holder of said bonds to exerci!
