The Albemarle County Planning Division will grant or recommend approval of the subdivision
plat referenced above once the following comments have been addressed. The following
comments are those that have been identified at this time. Additional comments may be added or
eliminated based on further review.
[14- 302(A)10] Right offurther division ofproposed lots. On Sheet 1, please add a
note to reflect the total number of development rights. The note
should state "Tax Map 31, Parcel 26M has one development right
and shall not be further divided."
2. [General Comment] We do not have any information that shows this property as being
located near a stream buffer or flood plain. On Sheet 1, please
remove the notes regarding stream buffers and flood plain.
3. [14- 302(B)5] Zoning Classification. On Sheet 1, please add that this
property is also located in the Airport Impact (AI) Overlay district.
4. [14- 302(B)7] Reservoir watershed; agricultural forestal district. On Sheet 1,
please note that this property is located in the "South Fork Rivanna
Water Supply Watershed."
5. [14- 302(B)8] Yards. On Sheet 2, please either remove the setbacks shown or
change them to reflect the current setbacks required in the Rural
Areas (RA) zoning district. I confirmed with the Zoning Division
that the setbacks should be 25 feet on all sides of Parcel 26M.
6. [14 -309 and 310] Soil evaluations and Health director approval of individual private
wells and /or septic systems. Please provide information to comply
with these sections.
