Mr. Moore,
Thank you for your review of the Final Site Plan for Royal Fern Townhomes. We have reviewed and revised the plan per your
most recent comments dated December 61^, 2018. Below is a detailed response to each of your comments.
1. Is Road A part of this plan? If so more detail is needed. If not, Road A information should be grayed out or otherwise clearly
differentiated from what is being proposed with this plan.
RESPONSE: Road A is not part of this plan, it is a part of a separate site plan we are doing. CDD asked us to include the
TMP 76 46A site plan to clarify the planned development in the area.
2. As stated in our review comments for the preliminary plat, Road A does not meet corner dearancelentrance spacing requirements.
RESPONSE: Road A will be altered with the TMP 76 46A site plan.

Mr. McDermott,
Thank you for your review of the Final Site Plan for Royal Fern Townhomes. We have reviewed and revised the plan per your
most recent comments dated December 21st, 2018. Below is a detailed response to each of your comments.
The Southern and Western Areas Master Plan calls for bicycle and pedestrian accommodations on this segment of 511 Street
Extended. Accommodations for bicyclists can only be achieved through a protected bike lane or separated shared -use path.
o Recommend converting the proposed sidewalk along 5'h Street Extended to a shared -use path that meets
VDOT standards found in Appendix A of the Road Design Manual.
Alternatively, a protected bike lane could be added between the travel ways and the proposed sidewalk.
RESPONSE: The sidewalk along S'h Street is being considered to be altered to a shared -use path.
There is an existing bus stop on the corner of 5 ° Street and Old Lynchburg Road that should be accommodated.
RESPONSE: A sidewalk the full length of 5th Street has been provided to encourage pedestrian connectivity and
walkability of the area.
3. Insure that appropriate signage restricting parking on private streets and alleys is included in the sign plan.
RESPONSE: 'No parking' and 'One -Way' signs provided on site plan.

RE: SDP2018.81 Royal Fern Townhomes — Final Site Plan
Ms. McMahon,
Thank you for your review of the Final Site Plan for Royal Fern Townhomes. We have reviewed and revised the plan per your
most recent comments dated November 27t, 2018. Below is a detailed response to each of your comments.
1. There are 8 guest parking spaces provided at the western end of the site. Currently, the landscape plan on C8 shows 2 arborvitae
and 1 lacebark pine at the eastern end of the 8 guest parking spaces; these will provide little to no shade. Consider providing
deciduous, large shade trees for the 8 guest parking spaces.
RESPONSE: Large shade trees have been provided around the guest parking area.
2. Large shade trees planted along the EC frontage must have a caliper of 3.5 inches at time of planting. All other large shade trees
must have a caliper of 2.5 inches at time of planting. This should be reflected in the landscape schedule provided on C8.
RESPONSE: Landscape plan now stipulates that EC shade trees will be 3.5" and other shade trees will be 2.5".
3. Correct the matchline text on C8 to read 'See Sheet C9."
RESPONSE: Matchline text has been corrected.
4. Provide the standard mechanical equipment note on the Cover Sheet of the site plan set and on the architectural drawings: 'Visibility
of all mechanical equipment from the Entrance Corridor shall be eliminated.' Staff located no such note was on Ct.
RESPONSE: Mechanical note provided on the Cover Sheet.
5. If any wall -mounted lighting or other architectural lighting is proposed, this must be shown on the architectural elevations and a
lighting plan that includes photometric values of all wall -mounted or other architectural lighting as well as a luminaire schedule and
manufacturer's specifications must be submitted for review.
RESPONSE: Wall mounted lighting has not been provided from the architects. It is assumed that full cut-off small, bellow
3,000 lumen, fixtures will be used on the front porches.
6. Reduce the on -center distance between the two trees on the southwest side of Wahoo Way (at the confluence with 51t, Street) and
between the three trees on the northeast side of Wahoo Way (at the north end of the site) to 40 feet o.c. to comply with EC
guidelines. They are currently 50 feet and 60 feet respectively.
RESPONSE: Spacing between has been reduced to approximately 40'.

Thank you for your review of the Final Site Plan for Royal Fern Townhomes. We have reviewed and revised the plan per your
most recent comments dated November 181^, 2018. Below is a detailed response to each of your comments.
1. Your cover sheet still states building heights of 35'. If that is the case then your travel way must increase to 2
RESPONSE: Building height was assumed, but has been reduced to 30' to more accurately reflect the proposed
townhomes.
2. Any structures that exceed 30' will require the wider access and change the fire rescue review. If the building heights
remain below 30' then fire rescue has no objections.
RESPONSE: Acknowledged.

Mr. Walker,
Thank you for your review of the Final Site Plan for Royal Fern Townhomes. We have reviewed and revised the plan per your
most recent comments dated November 10, 2018. Below is a detailed response to each of your comments.
1. This application will require two (2) new road names "Road B — 36' Private' and "Private Road B — 20"'. Please contact
our office (awalker@albemade.org) to reserve road names for this application.
RESPONSE: Two names will be submitted once the developer has approved the provided options.
2. An option to consider is renaming the portion of Wahoo Way that extends from the intersection of 5t" St. to the beginning
of the planned "Road B." This portion would be renamed to the same name as "Road B" to prevent a potentially confusing
situation in which Wahoo Way appears to change names midway through. The addresses of the apartments off of Wahoo
Way would not be affected because, as indicated in the submitted plan. Wahoo Way continues onto parcel 76-54A1 (i.e.
the portion of Wahoo Way that goes through the parking area would not be renamed).
Since our department is not in a position to initiate this change, you would need to work with the property owner of parcel
76-54A1 to move this option forward. If this is of interest to both parties, our office would facilitate the change.
I would reiterate that this is not necessary to do, but it is our recommendation to make the road naming in this area more
predictable, particularly for emergency response.
RESPONSE: Thank you for the suggestion, and I agree with the potential confusion of drivers. We will look into
contacting adjacent property owner for a road name change.
