These plats do not match the final site plan that is currently under review for these same parcels (SDP2020-00063). The final site plan and the final subdivision plat must be in conformance with one another. Additional comments may be provided based on the subsequent layout of the site plan, including the need for additional easements, or the re -subdivision of lots (if the plat is recorded first). Comment still applies. The subdivision plats must match with the site plan. VSMP and road plans must be approved prior to approval of subdivision plats. ✓ COMMENT NOTED. 2. As attached single-family houses are proposed for this development, a final site plan is required. Comment still applies. An approved final site plan is required for this development. ✓ COMMENT NOTED. 3. Deeds will be required for easements. Comment still applies. Deeds are required for easements prior to approval of the subdivision plat. ✓ OWNER WILL SUBMIT DEEDS. 4. Ensure future submittals of the plats have dates of last revision. Comment continues to apply to all future submittals. ✓ REVISION DATE HAS BEEN ADDED. 5. Provide a written note on each plat, or show graphically, the required setbacks for the parcels in each block. Comment partially addressed. For Block III, the build -to lines come from ZMA2001-00020. Revise the setbacks note on the Block III plat. Comment addressed. 6. The property in Block III is zoned Planned Development — Mixed Commercial (PDMC), pursuant to ZMA2001-00020 (not NMD, with ZMA2017-00005). Revise note #7 on this plat. This property is subject to ZMA2001-00020. It was not a part of the rezoning application ZMA2017-00005. Comment addressed. 7. Identify whether the proposed 30' access easement on the Block III plat is a private street easement or a private alley easement. This comment has not been addressed. Clarify distinction between new 30' access easement and new 30' private alley easement. If no distinction, they should have an identical label. Comment addressed. Page I 8. New Comment: [14-303(N)l A recent amendment to the subdivision ordinance requires the addition of a note to plats that contain areas of private improvements. This note takes the place of HOA documents, covenants, and restrictions being provided to the County for review and approval. As such, add the following note to the cover sheet of the plat: "Unless specifically denoted as public, the streets and other required improvements in this subdivision are private in nature and will not be maintained by either the Virginia Department of Transportation or any other public agency. The maintenance thereof is the mutual obligation of the affected lot owners. Failure to maintain the improvements in substantially the same condition as originally approved by the County may constitute a violation of County ordinance(s)." ✓ NOTE #20 HAS BEEN REVISED. 9. New Comment: A new area has been added to the site plan (SDP2020-00063) for Block III, including a central mail area and the guest parking spaces. These areas of common ownership do not appear to be accounted for in this plat. ✓ NEW COMMON LOT HOA HAS BEEN ADDED TO THE PLAT, 10. New Comment: The Area Summary table has been removed from the plat. This table must be added back on to the plat. ✓ AREA SUMMARY TABLE HAS BEEN ADDED TO THE SHEET P2. 11. Albemarle County Service Authority (ACSA) Richard Nelson, rnelson@serviceauthority.org — Requested changes; See the comment below: Include a note that ACSA easements are centered on as -built locations. ✓ NOTE #21 HAS BEEN ADDED TO THE PLAT.
