Re: SDP 98-052-Custom Express Preliminary Site Plan
Dear Mr. Glass:
The Planning Commission unanimously approved your critical slope waiver request at its June 02, 1998
meeting. With approval of this waiver,the preliminary site plan for the development proposal referenced
above was administratively approved:
The approval of the preliminary site plan is valid for one year in accordance with Zoning Ordinance
Section 32.4.3.1. However,a final site plan must be submitted to the Department of Planning and
Community Development within six months to be approved administratively. If the preliminary site plan
approval expires,a new application must be filed and processed.
The final site plan will be subject to all final site plan requirements(Zoning Ordinance Section 32.6), in
addition to the following conditions:
1. The Planning Department shall not accept submittal of the final site plan for signature until
tentative approvals for the following conditions have been obtained. The final site plan shall not
be signed until the following conditions are met:
a. Planning Department approval of:
1. Landscape plan.
b. Albemarle County Service Authority approval to include:
1. Provision of plumbing fixture information so the water meter can be sized
accordingly.
c. Engineering Department approval to include:
1. The plans shall be signed by an architect,professional engineer, land surveyor
with 3(b) license,or landscape architect licensed to practice in the
Commonwealth of Virginia;
2. Approval of grading plans and drainage computations;
3. [32.7.4.3] Approval of an erosion and Sediment Control Plan;
4. Approval of a stormwater BMP Plan, in accordance with the recently adopted
"Water Protection Ordinance". The existing detention pond will need to be
retrofitted to contain the 2-year storm and address water quality requirements.

information concerning the implementation of the new ordinance.
5. Virginia Department of Transportation [VDOT] approval of plans. Per VDOT,
recommend lane markings for Hunterstand Court at the intersection of Quail Run
(State Route 1666).
2910 d. Building Codes and Zoning Services approval to include:
1. Warehouse facilities and wholesale businesses not involving storage of gasoline,
kerosene,or other volatile materials; dynamite blasting caps and other explosives;
pesticides and poisons; and other such materials that could be hazardous to life in
the event of accident are allowed by right in the LI zone. If any of these items are
envisioned,the warehouse use changes to special permit under Section 27.2.2.5 of
the Zoning Ordinance. In any event,a Certified Engineer's Report will be
required prior to issuance of a Certificate of Occupancy in accord with Section
26.7 of the Zoning Ordinance.
2. Please be aware that approval of SUB 97-035 subjected this site to the following
Condition:
In accord with the provisions of Section 21.7.3 of the Zoning Ordinance,
a modification of the undisturbed buffer adjacent to rural area land is
approved subject to the following:
Prior to approval of the final subdivision plat,applicant shall install of
post a landscaping bond pursuant to Section 32.7.9.2 of the Zoning
Ordinance providing for three(3)staggered rows of screening trees,
planted fifteen(15)feet on center, spaced ten(10)feet apart adjacent to
State Route 606 where grading has occurred within fifty(50)feet of the
right-of-way. The required trees shall be of sufficient height to provide a
screen of at least four(4)feet above the grading of Route 606.
You are responsible for contacting all applicable departments and agencies,and satisfying the conditions
for approval of the final site plan. When the final site plan meets all requirements and conditions, and
tentative approval has been granted by each department or agency,a final submittal must be made to the
Department of Planning and Community Development in order to schedule the plan to be signed at the
next Site Review Committee meeting.
