Engineering has reviewed the easement plat, and offers the following review comments:
1. 3-sheet plat provides two separate and distinct easement plats: one is a single sheet, the other, two sheets.
Engineering defers to Planning, but it is unclear whether a one -sheet SWM, Drainage and RW Dedication
accompanied by two deeds (SWM /public drainage) can be recorded using the same instrument that records
a new variable width grading easement. It seems the three -sheet submittal constitutes separate applications,
unless sheets are combined, reconfigured to include a revised title and that includes Maplewood
Investments signature block on sheet 1. In this way, a 2-sheet plat titled `Plat Showing a New SWM
Facility Access & management Easement, 20' Drainage & Access Easement, and Right -of -Way Dedication
for Tax Map Parcel 46134, Parcel 3, Forest Lakes — North Area, Tract III and New Variable Width Grading
Easement for Tax Map Parcel 46134, Parcel 4, Forest Lakes — North Area, Tract IV,' would eliminate a
(second title) sheet, and be more conventional. A two -sheet plat with easements on both parcels is
recordable; multi -parcel plats are commonplace. The alternative would appear to be separate easement
plats, with separate applications, SUB file #s, reviews, etc., which may be best since field survey was
performed for one plat, but not the other.
2. Regardless how item 1 is resolved, revise to show new variable width grading and temporary construction
easement (conveyed to Maplewood Investments, LLC) to allow Maplewood development access to TMP
46134-3 to perform grading and install ESC measures necessary to Maplewood. In these side -by -side
developments, both projects require temporary grading /construction access to the adjacent parcel to effect
development. Shimp Engineering indicates a (off -site for Maplewood) temporary construction access
easement on TNT 46134-3 for benefit of TMP 46134-4 is acceptable to Forest Lakes Self -Storage. Please
coordinate TNT 46134-4 grading easement needs on TMP 46134-3 with Scott Collins, Collins Engineering.
3. Provide line segment SW 16 to connect E end of SW3 to S end of SW 13. This line segment will delineate
20' public drainage from new variable width public SWM facility easement.
4. Revise label that reads `New 20' Public Drainage & Access Easement' to read `New 20' Public Drainage &
SWM Facility Access Easement.'
5. Revise label that reads `New Variable Width Public SWM Facility Access & Maintenance Easement' to
read `New Variable Width Public SWM Facility Easement.'
6. Please confirm no portion of Variable Width ACSA Sanitary Easement is to be vacated with this plat.
